The Massif Central streches down the centre of France right down to the gates of Carcassonne in the Languedoc. The last piece in this jigsaw of ancient mountain ranges (many are pre-cambrian – some are of recent volcanic activity) is the Black Mountain – la Montagne Noire – which straddles the Tarn and Aude départements.

Wooded and fairly high, this wild and beautiful area provides shade and cool in the summer months in what is a fairly hot part of France. Just a few kilometres north of the scorched summer earth around Carcassonne the green pastures of the Montagne Noire are a refreshment to the eyes and the soul.

This mature gite business is on the Tarn side of the Mountain, a few kilometres out of Mazamet, the regional capital. The 3 hectare estate includes meadows, gardens, forest and a stream. Horses have been kept here in the past. A few hundred metres away there is a lake where bathing and water-based activities are permitted.

The complex is comprised of the main 10-room house – where the current owners live – and two independent houses each divided into two gites: 4 gites in all. Each house is separated from the others by gardens with borders rich in azalea and rhododendron as well as the pool. To the south, all the houses look out over fields and distant hills.

The main house is a fairly modern (50’s) mansion with over 10 rooms on three floors. Tardis-like, it is much bigger inside than would appear. The ground floor has a spacious kitchen, a very large living-room with bay windows, open fireplace and dining area as well as three other reception/bedrooms, bathroom and toilets. The second floor hosts 5 bedrooms and 4 bathrooms and quite a few dressing rooms. The basement – used for storage and workshops at present, covers the whole area of the house, some 150m².

The gites are housed in two separate, independent buildings. To the north a modern, blue shuttered house is divided into 2 identical gites with downstairs living room and kitchen and upstairs two bedrooms and bathroom. Each gite has a private terrace and garden out the back.

To the south, behind a thick growth of rhododendron, is the second house, again with 2 gites. One has the standard two bedrooms, the other three (and two bathrooms).

The business has been run at half speed over the past year: the gites are only let for the two summer months. This ensures enough income to cover all the estate’s running costs.

Our opinion: It’s rare to find such a big gite complex in this region. 4 gites – plus a very big main house – means that one can run a real business with turnover in excess of €100k. How? By transforming the main house into a comfortable B&B for a start: there’s plenty of room for the host family as well as 3 or 4 guest rooms. Secondly, one could expand the letting season for the gites dramatically by using modern internet marketing techniques so that they were humming from April to September. Finally, with the towns of Mazamet and Castres so close, one could develop out-of-season activities for local urban dwellers.

We would also suggest putting a spa in the basement: there’s plenty of room and a lot of local demand

Mountain biking is a big sport in the Pyrenees and there are any number of spectacular signed trails. This mountain hostel (or big ‘gîte de groupe’) caters for VTT enthusiasts as well as hikers and skiers. There is more and more demand from road-cyclists … because of the extraordinary location: in the Vallée d’Oueil, between the terrifying Port de Balès and the infamous Col de Peyresourde.

The 18th century farmhouse – where the owners live – has been refurbished with care. Nearly all the original features have been retained (doors, floorboards, staircase, bread oven) while plumbing, electrics, insulation and heating have all been brought up to date. Above all they have installed a superb wood-burning furnace, fed by either logs or wood pellets, which heats all the water and radiators in the house and the gite. Big farm kitchen and Godin range (French equivalent of an Aga) downstairs, two big bedrooms and bathroom upstairs. The attic is ready to convert into more accommodation.

The gite. This is a 120m² barn that has been completely gutted and refurbished as a 12-person gite d’étape on two floors. The upper floor (access from the street) is a vast kitchen/dining/lounge area. Downstairs there are three big bedroom/dormitories each sleeping 4 guests and each equipped with a shower room and wc. Access directly into the farm courtyard.

The out-houses. The farm (the biggest in the village) had space for any amount of cows and ewes. The two traditional barns were designed to house animals on the ground floor and to store hay on the upper floor. The current owners had plans to convert both barns into independent two-bedroom gites, so they have kept them dry and maintained, with good slate roofing. There is both electricity and water on site … and mains drainage!

Our opinion:
This is a year-round business catering for summer mountain-bikers, hikers and families and, in winter, for skiers. The location is exceptional – between two of the Tour de France’s mythical climbs, beside a family ski resort, at the heart of a web of mountain bike trails … and only a few minutes from the Pyrenees top spa town, Bagnères-de-Luchon. The gîte d’étape is in perfect condition and just needs more marketing know-how to fill it 12/12.
The challenge is in the barns. These are solid stone-built buildings that are crying out for tasteful conversion into 2 more gites.
Above all, the demand for road-cycling accommodation and support is immense in the Pyrenees: this property could be converted into THE Luchon-area cycling centre.

The Lot département is associated with dozens of ‘most beautiful villages’, vineyards, prehistoric cave drawings and dense oak forest. But the thing that brings all this together is the river Lot, winding slowly through its steep-sided valley from east to west. This property is in that valley – a few kilometres downstream from St Cirq-Lapopie and Pech Merle – on a spur of land that dominates the valley and the forests beyond. In other words: in the middle of the action, where the tourists want to be.

The property itself is atypical: it marries traditional white-stoned Quercy architecture with modern purpose-built holiday accommodation. The setting is rural – surrounded by fields and forest – but on the outskirts of a village. The layout of houses and gites has been carefully studied to allow the owners complete privacy while permitting each guest family to enjoy their own space.

The owner occupies most of the old Quercy farmhouse at the entrance to the estate: 2 bedrooms, lounge, dining room kitchen and terrace. But it’s flexible – like all the buildings – in that she can extend into the ‘office space’ and artists studio if needed. The rest of this old building (early 19th century) is occupied by gite 1 with its two bedrooms, bathroom, lounge and kitchen. It boasts a big balcony which faces south … and on the northern side, there’s the artist’s studio and another, enclosed, terrace.

The 3 other gîtes are quite separate from the main house. They are housed in a two-storey new-build on the other side of the pool. They are fairly upmarket gites with two or three bedrooms – each with their own bathroom – as well as spacious living/dining room with fully-equipped kitchen. The fact that the rooms are en-suite means that they can be exploited as B&B rooms in the low season. The big gite on the ground floor has four bedrooms, again modifiable according to demand, and spacious reception and dining areas.

All the gites have access to the pool, a salt-water pool which can be completely covered for Spring and Autumn bathing.

The land – over 5000m² – stretches up to woodland at one end with an orchard, parking for each gite and plenty of greenery and fig trees. There is a garage complex with a laundry room and spare bedroom in a separate section.

The local village is at the end of the lane but it has nothing in the way of amenities: nearest shops, doctor, chemist etc at St Géry two kms down the road.

Our opinion:
You can’t get much better than this in terms of location. The main sights (St Cirq-Lapopie and the Pech Merle Caves) are a cycle ride away. The estate is perched above the river so that one gets 180° views. The gites are clean, insulated, heated and attractive: ready to let. Currently run by just one person the business turns over a modest €60k or so, but in its heyday they managed nearly €100k. By exploiting the gites as gites in the high season and as B&B rooms from October to March, one could easily boost this to over €150k pa.

Everyone has to submit to the stringent rules laid down and enforced by the ‘Bâtiments de France’. The gites are built in the local style but benefit from the latest techology as regards insulation, damp-proofing and double-glazing. Interiors are in wood which reduces the maintenance and redecoration costs. Exteriors resemble traditional Dordogne tobacco-drying barns and are painted in discreet (and Bâtiment de France-approved) colours. The result is that the gites could be let all year round if one so desired.

As with most of our properties, these gites are being sold fully furnished and include all furniture, fixtures and fittings.

Our opinion:
This is a simple gite business sold as a going-concern. It’s essentially an investment project as there is no real living quarters for ‘lifestyle’ changers. One would have to live already in the region or to use one of the gites in the short term. Given the steady turnover figures and the low maintenance costs (essentially taxe foncière, water and electricity) we can only advise to keep the business running as it is. The return on investment is a lot more than you’d get from putting your money in the bank (and a lot safer than investing in the stock market).

Discreet, upmarket accommodation like this is highly-prized by visiting executives and potential Airbus customers.

The seminar space is an added extra which should be promoted. For buyers wanting expansion potential, there is the 200m² building out back which could be converted into an independent 4 bedroom gite or proprietor’s house.

Finally, the incredibly efficient wood-pellet central-heating sytem makes this property excellent value for money.

Our opinion:
A guest house – in France – may only offer 5 rooms to clients. More, and it’s classed as an hotel. Here, the owners have got around the rule by creating a suite out of two of the rooms. It’s their most reserved room. The whole place has been re-wired and re-plumbed. There is central-heating throughout which, combined with excellent insulation, gives them an extraordinary ‘B’ rating for energy wastage. There is no work to be done on the premises: it is in perfect order. Buyers are getting a little jewel: fully-furnished and equipped down to the Tassimo beverage maker in each room. At this price, and given the turnover and profit figures attained, it is a bargain.

There are two main buildings: the main house which is on three levels – the small gite occupies half of the lower level and the owner’s quarters the other two floors. The big gite is in a separate cottage, again on two levels. (See plans in the photo section below).

The owners have fashioned an extremely comfortable home out of their section of the main house: living-room with wood-burning stove, dining room with a self-contained kitchen off it. Upstairs there are two double rooms. The stove heats the whole house with added electric storage heaters for back-up. There is ample wood on the estate to last a lifetime.

The big gite is a converted barn that has kept a lot of the charm of the original building. It has a vast living area plus kitchen, one bedroom and bathrooms on the ground floor and three bedrooms on the first floor. Four bedrooms and three bathrooms plus a private pool and private terrace means that guests are totally independent … and this results in higher tarifs than normal gites.

The small gite is even more popular: two-person gites are much in demand – especially out of season – and this one with its private terrace and private pool could probably be let out for over half the year …. if one so wanted.

The grounds are a mixture of well-kept lawns and shrubbery … and a wild bit of forest with views over the valley. In between there is a big field suitable for keeping a horse or two. Small stables at the end of the field.

Peyrilles, the local village has its own café-restaurant and a lively social life with mediaeval pageants being a speciality. There’s a primary school.

Our opinion:
There are no surprises here. A well-maintained, well-run gite business in a country setting on a fair bit of land. It could be run as is – exploiting the summer months and doing other things the rest of the year – or it could be developed in a number of ways. ‘Camping à la ferme’ is a possibility as are discreet wood chalets placed in the forest. The local mayor is all for development but the project must be watertight. The price has now been reduced to a very reasonable level: you won’t find better value in the region.

But the local village – Belvès – is only 10 minutes away with St Cyprien and the Dordogne river another 15. To the south the bijou village of Monpazier is a twenty minute spin.

There are 6 gites in all: some are based in the old farmhouse with its low beams and wide fireplaces, others are more modern with central heating and sophisticated kitchens. They range in size from a spacious 8-person, 3 bed, 2 bath affair to a simple studio with bathroom for 2 people.

Apart from the gites there is the owner’s accommodation: a house with 3 bedrooms, kitchen, living-room, 2 bathrooms. They have a barn too with 150m² of storage room. Then there is the events room: a large purpose-built hall with space for 120 people, long tables, fireplace and a professional kitchen (fully equipped and with regulation personnel shower and wc). This facility is highly appreciated by groups who can book out the whole complex and use the hall for seminars, weddings, family reunions – whatever.

There is another communal building for all the guests: a sort of café/summer kitchen where they can buy drinks, watch TV or just play cards and get to know each other.

Finally, there is the ‘old’ manor house: probably the first building on the site in the early 16th century, this fine stone Dordogne mansion covers 200m² of suface on the ground floor. There are three floors. The roof has been completely renewed: timber, beams, tiles, guttering. It remains a work in progress…

Our opinion:
There is always a demand for a ‘get-away-from-it-all’ retreat in a secluded part of the Dordogne … and this is it. It’s at the end of the road and no one is going to bother you. We would keep the business ticking over as is while we renovate the old ‘mansion’. This is the place for the owners to live! Wonderful house slightly apart from the rest of the hamlet. This would then free up another gite. The events room could then be used for serious, out of season activities.
