This is a B&B business based in a fully-renovated 200-year-old farmhouse in the foothills of the Pyrenees. Although technically part of the Pyrenees it lies on the cusp between the rolling Gascony countryside with its twee villages and renowned cuisine and the high mountains of the central Pyrenees (les Hautes Pyrénées).

The property is set in grounds on the edge of a village with about 7000 m² of gardens, vegetable patch and meadow (1.5 acres) and a big, above-ground pool  set away from the house.

Guests have a section of the house to themselves – three spacious double or triple rooms on the first floor, each with bath or shower room and wc. The owners have their own space on the ground floor: bedroom with ensuite bathroom, lounge, dining-room and kitchen. Then there’s a green room where guests and owners alike can mix, talk, drink apéritifs and watch tv.

Of course, in the summer season, nearly everyone is outdoors most of the time and here they are well provided for with terraces on two sides of the house – depending on the weather (warm or very hot).

As a rule guests don’t hang around much: they are active people who have either come to explore the surroundings by car or on foot …. or they are cyclists anxious to test themselves against some of the more difficult Tour de France climbs. For this guest house is in an excellent location: cyclists have about 20 to 25kms of relatively flat road to warm up on before hitting the high mountains. There’s a lock-up garage and workshop in the garden where bikes can be stored and repaired.

Our opinion:

This is a nice little ‘starter’ business for those who are not sure if B&B is for them. There are only 3 guest rooms (the maximum permitted in France is five) so there are usually no more than 4 to 8 guests at any time. They just LOVE to share a table d’hôte with their hosts … and this is a way of boosting income without having to add on roms. The rule of thumb is that a guest room (with ensuite bathroom and access to a pool) should generate about €10k pa: three rooms = €30k and so on. Offering a table d’hôte should increase annual revenues by about €20k. Or … one could run this business as a dedicated cycling B&B with emphasis on facilitating the needs of serious road-cyclists. This would mean picking up guests (and their bikes) at the airport, providing all meals (packed lunch) and devising routes both around the village and towards the mountains. Maybe even a van following the riders … in case. The upside to this clientele is that they are prepared to share rooms … so one could have 6 cyclists at a time for a week-long cycling holiday … at €800 per head…
