This is a well-maintained property in its own extensive grounds in the Carcassonne/Limoux area of the Languedoc. With over 30 bedrooms, a half-dozen reception rooms, professional kitchen and independent gite, it is custom-made for events and functions such as weddings, corporate seminars and family reunions. At less than one hour from Toulouse – a conglomeration of more than 1 million people – and 25 minutes from Carcassonne airport, it is perfectly located for these sort of functions … and has been operating successfully as such for a number of years.
Dating back to the late 19th century the original house is in extremely good condition: dry, well-insulated, well roofed, it boasts two floors of big, square bedrooms, each with toilet and shower/bathroom. There’s a chapel, an artist’s studio, a ballroom, a functions room, laundry room, two or three lounges, dining-room, studies and domestic kitchen as well as the professional kitchen complete with extractors, grease trap, wash-up and pantry. Outside there are gardens front and back. Traditionally, wedding guests enter by the front door and are led through the château to the shaded garden on the southern façade where drinks are served. If the weather is fine (it usually is: this is southern France) the festivities are both outdoor (under the trees) and indoor (function room and ballroom).

The 16×8 metre pool is on the southern side: set back from the house so as not to disturb. The gardens continue for more than 100 metres before one reaches the dense woodland on a slight rise. Visitors who climb through the wood are rewarded with stupendous views of the whole Pyrenean range.
There is a vast wine cellar (we are in the AOC Malepère here) in a corner of the grounds which still contains the original wine vats from the turn of the century … and offers over 350m² of surface area for other events or projects. We didn’t mention the stone-built bread oven or the heart-shaped tree-lined entrance drive … nor the stained-glass windows in the chapel … but it’s clear that a only a two-hour vist can do this property justice.
Clearly there are more uses for this unusual château than just weddings and functions. It could also be an excellent upmarket guest house, retirement home for disillusioned urban dwellers, or simply a very nice place to live. It’s a €1.6m property sold for less than a million: that’s the thing to remember. There are not many properties of this quality – needing no work (apart from re-decoration here and there) – on the market so close to Toulouse and Carcassonne (and the Med!) at this price. Go for it!
