Caylus – Guest house with development potential

Caylus is one of those impossibly dramatic mediaeval villages clinging to the side of a steep-sided gorge. To the south, the gorge widens out as a quiet country road winds down a wooded valley to St Antonin-Noble-Val, the ‘other’ spectacular village in the area. This property is on that road a few hundred metres out of Caylus.

The property itself is a former farm (known locally as ‘le petit château’) dating back to the Belle Epoque – late Victorian times. It consists of a fine three-storey guest house, an independent section where the owners live, two large tow-storey stone-built barns, an above-ground pool and about 1.5 hectares of gardens and land.

The main house has eight bedrooms … but rather than exploit it as such, the present owners have preferred to create 4 suites out of these rooms, offering guests a degree of comfort which their competitors can not.

So the ground floor contains the kitchen and back kitchen, an office, a guest lounge and the dining room. It’s spacious and as you can see from the above photo, the main reception rooms open out on to the front patio through French windows. Meals are served (there is a table d’hôte offered every night as well as breakfast) either in the dining-room or outdoors on a shaded terrace. The kitchen is equipped to serve up to 24 covers in one sitting.

The two upper floors each contain two suites, separated by the fine wooden staircase. Each suite has a master bedroom, an ensuite bathroom and a second room – lounge or ‘childrens’ bedroom’ – according to taste.

The owners live in the part linking the main house to the barn: this is a recently created apartment with big bathroom and vast living space; more a loft than apartment but on the ground floor. It could be extended into the ‘tower’ (see photo above).

But for development purposes it is the out-buildings that offer most promise: the two 2-storey barns have been kept in good shape and both have water and electricity. An independent gite is the obvious possibility for one and a functions’ room or yoga centre an idea for the other.

Over three acres of gardens and meadow surround the buildings with no near neighbours: just forest and fields. The pool is really just a plunge pool for really hot days but there is plenty of space to put an in-ground pool should one wish.

Our opinion:

Caylus and St Antonin are well-known and well-loved villages belonging to the ‘plus beaux villages de France’ tribe. In other words you can’t go wrong with this sort of property. The excellent idea of creating guest suites instead of numerous smaller bedrooms sets this business above the competition and ensures a steady and attractive income. The location is right, the quality is right and the price is right: no hesitation!
