Dordogne – Montignac – Lascaux 4: these are the only three keywords needed to let out the three fine gites on this estate. They are snapped up for the summer months as this is where tourists – from all over the world – want to be. They come in the summer for the Dordogne (châteaux and forests, rivers and water activities) and the whole year round for the pre-history sites: Lascaux, of course, but all the other ones in the Valley of the Vézère, capital of European pre-history.
It helps, of course, that the gites are stone-built, authentic Perigordine buildings with double-glazing, exposed stonework and oak beams. The exceptional location beside the river Vézère – with no near neighbours – surrounded with walnut orchards and well-tended fields does help too.
The property is founded on an old farm, parts of which date back to mediaeval times. The main house has been transformed into a big gite with 6 bedrooms (sleeps 15) and spacious lounge, dining and kitchen areas. A number of the bedrooms are en-suite which means that they can be used as B&B rooms in the low season.
Across the courtyard we find gite n°2 which boasts 4 bedrooms (one of which is en-suite) and a superb dining/lounge space on the ground floor. This gite sleeps 8 guests comfortably.
Gite n°3 is next to this: again, in an independent house, with views over the river and the orchards. It has two bedrooms and is often used just for couple out of season.
The owners live in a dinky little cottage outside of the main farmstead. It’s a very old building which has been renovated with taste and style into a cosy dwelling: large living space downsttairs and two bedrooms and a bathroom upstairs. Wood-burning stove.
If that was all most people would be happy. But there is more. Three vast barns – two of which are open on one side and serve as alfresco dining spaces, ping-pong areas or wine-tasting workshops. The third barn is as yet undeveloped but represents over 400m² of living space – perfect for conversion into a large reception hall for weddings and special events, workshops or seminars, sports hall or exercise/yoga centre or hammam. Finally, there is a little Bergerie which is half Wendy-House, half teenager hideaway.
We haven’t even touched on the marvellous riverside location – 500 metres or so of prime banks for fishing – the orchard with walnut, cherry, apple, persimmon and quince trees or the pool (fenced and alarmed in conformity with the law).
All the ingredients are here: the location, the gites, the owners’ house, the pool, the extensive estate (6 hectares) and the development potential. The current owners run a tight ship and make sure that the premises are well maintained and in perfect shape to receive guests … at any time of year. We would suggest that buyers continue to run it as it is for a year or so before turning their hand to developing some of the out-buildings. The close proximity to the Lascaux caves means that “pre-history holidays” in the off-season could be sold to discerning guests from all over the world. An excellent business and a good investment.
