The Tarn – the French département in the heart of the Occitanie region – has often been described as the French Tuscany. With its rolling hills covered in vines, its more rugged areas clothed in deciduous forest and its bijou mediaeval  hilltop villages it does indeed have a certain resemblance. Especially when one comes upon an architectural gem like this Enlightenment château which would not look out of place in Florence or Sienna.

This is a big property – more than 2000m² of living space – in an estate of 13 hectares, gardens, meadow and forest. The buildings are L-shaped: the main château on one side of the L and a three-storey wing on the other. The chateau boasts a number of grand reception rooms on the ground floor – salons, dining-room, library, bar – and ten bedrooms on the first floor. Most of these bedrooms have their own ensuite bathrooms … some of which are larger than the average Parisian flat. There are kitchens and storerooms as well as an events room on the ground floor giving on to the back garden.

The word ‘château’ often conjures up visions of bottomless pits swallowing vast amounts of finance. Not this one. The entire property has been renovated with style and taste. The roof has been re-done: the insulation has been done. Central-heating has been installed. Electrics and plumbing date from the 21st century. A part of the out-buildings remains to be finished in the style the new owner decides.

Our opinion:

This is a two million euro property sold for a song. The current owner has ploughed a considerable sum into the restoration of this magnificent château and, frankly, at this price it’s a bargain. Not only is it situated in one of France’s most desirable regions but it has proved to be a successful wedding venue, guest house and – more recently – upmarket gite. This is because the property lends itself to a number of different usages. As a dedicated wedding venue: sleeps 24 in comfort, room for 120 guests to eat, drink and amuse themselves. As a luxury guest house: 5 guest suites with dining-room and kitchens to provide the most exquisite table d’hôte. As a ‘very large gite’ for 20-25 guests who have the run of the chateau, grounds and pool. In all these configurations the owners/managers have their own independent lodgings in the east wing. Not to mention the caretaker’s cottage and the, as yet, un-finished pigeon loft (75m²).
