This is an unusual property which combines some very attractive features. Located on a hilltop with views south towards the snow-capped Pyrenees it is essentially an eco-gite business … with its own private aerodrome. Guests turn up in their own planes, helicopters, ULMs or, more prosaically, by car.
There are three separate buildings, all constructed out of wood – not garden sheds – but real heavy-duty wood constructions on concrete foundations. The main house has a vast lounge/dining/kitchen and two en-suite bedrooms. It is surrounded on two sides by a wide balcony/terrace with views overlooking the grass airstrip and the woodland beyond. The whole building is insulated with hemp and wool, openings are all double-glazed and heating is by a big wood-burner in the centre of the building. 6 cubic metres of wood per winter is all it takes to keep the place humming at 23°. Private aerodrome – grass airstrip
As the house is built on a slope the eastern end is on stilts thus creating a natural hangar underneath the decking and balcony: this is where planes are housed and repaired.
The other two buildings house the two gites. One is up and running and the other nearing completion. They have two bedrooms, bathroom, kitchen/lounge and private terrace.
Planning exists for another 120²m construction – spa or more gites. There’s no pool as yet but a local diviner has found a spring at 3 metres and there are plans to create a natural pool.
The 2.3 hectares of land includes not just the airstrip but a fairly young, but productive, orchard and plenty of space for vegetables and permaculture. There’s a fine covered space for alfresco dining and outdoor activites beside the orchard.
Clearly this is a business which would suit someone with an aeronautical bent … and the current owner would be more than happy to introduce them to the local flying fraternity and guide them through eventual administrative hoops. But there is no reason why it should not be used as a classic gite business, albeit with a strong ecological slant. The whole estate is nearly autonomous – they buy in a few cubic metres of wood each year and are still on mains water – but one could go for a fully-autonomous eco-farm type business to fit in with the surrounding farmers … who are all now fully organic. Horses would fit in here too. Whatever your project, this estate just 20 minutes from Auch, Marciac and Vic-Fesenzac and minutes from two of the most visited mediaeval villages in Gascony, represents excellent value for money.
