Haute Garonne – hilltop farm with 3 gites

  • Haute Garonne – gite business

  • Farm and three gîtes on 2 hectares land

  • Outhouses – barn – garage: much potential

  • Between Toulouse and the Pyrenees: great views

  • €495,000 * (ref 232)

The region south of Toulouse – home to France’s booming aerospace industry – is a bit of an insiders’ secret: it is very rural with rolling hills dotted with tiny villages and farms. Small chateaux and massive watermills testify to the discreet rural wealth generated in this fertile land at the foot of the Pyrenees. For from every hilltop one glimpses the range of snow-capped mountains which make this region so rich … in water, in arable land and in tourist attractions.

The property is on top of one of these hills affording stupendous views of the entire Pyrenean mountain range from the main farmhouse as well as the gites.

Buyers are getting quite a bit for their money here:
– an early 19th century farmhouse in the ‘Gascon’ style, fully renovated and re-thought. 3 bedrooms
– a large three-bedroomed gite, again fully refurbished, equipped and furnished, sleeping 6
– two smaller one-bedroom gites sleeping 2 to 3 guests
– over 150m² of attic, garage and barn space behind the farmhouse
– another 150m² of outhouses (ex-pigsties) beside the two gites
– about 400m² of building land
– a site for a swimming pool (just has to be dug out)
– about 2 hectares of land – pasture, orchard and veg
– extraordinary views towards the local village and Pyrenees beyond

First and foremost this is a great place to live. The farmhouse has been completely transformed from a traditional Gascon house – big square rooms, thick stone walls, half-timbered interior – into a very comfortable open-plan residence with underfloor heating, double-glazing and big windows looking south to the mountains. Only quality materials have been used; from the handmade floor tiles to the fine-sand limewash on the walls, this was built to last in style. There are three bedrooms, two bathrooms and a vast kitchen/dining area. Upstairs there is space to put three more bedrooms.

At the back of the farmhouse there is a warren of smaller rooms – laundry, garage/workshop and – upstairs – a big space ear-marked for a meeting room of sorts.

The big gite is on the western side of the farmhouse. On two floors it boasts a large kitchen/lounge downstairs and three double/twin rooms upstairs. There is a bathroom and toilet on each floor. Domestic hot water is provided by rooftop solar panels.

The two smaller gites are located in a separate building to the east: they are clean and simple accommodation – south-facing – with one bedroom, kitchen/diner, bathroom and outdoor patio.

Between the gites and the farmhouse are a line of old pigsties which have yet to be developed. There is room for another three gites.

About two hectares of land surround the property: it falls away on all sides of the farm allowing guests a 360° view of the Haute Garonne and the Pyrenees. It is mostly meadow – perfect for a couple of horses or use for vegetables. There are no near neighbours. The village is a 2 minute walk.

Our opinion:
With 360° panoramas greeting occupants all year round this is not a property for agoraphobes. It is for people who want to open their shutters every morning to be greeted by breath-taking views, birdsong and fresh unadulterated air. There is no work to be done to either the farmhouse or the three gites: they are all in perfect nick. However, there is potential for expansion if wanted: the upstairs space in the farmhouse; the workshop and garage; the pigsties … can all be converted into accommodation or ‘events’ rooms at minimal cost. There is no pool … but it has been planned and could easily be installed. A very exciting property with a lot of potential: go for it!

  • Location Description: Haute-Garonne is the upper Garonne valley which stretches from the Frontonnais vineyards in the north, right up the river valley to the Spanish border on the crest of the Pyrenees to the south.

This makes for widely constrasting landscapes, ranging from vineyards in the north, the fertile hills of the Lauragais to the east, the main flat river valley and then the foothills and high mountains of the Pyrenees in the south.

The main city, Toulouse, dominates the département in terms of population, industry, culture and services. Home to Airbus Industrie and EADS it is also the centre of a wider aerospace industry which includes Matra, Marconi and the CNES, the French Space agency. Toulouse is also France's second university town with more than 110,000 full-time students at the three main universities and numerous 'grandes écoles'.

South of Toulouse the arable land gradually gives way to more dramatic scenery of forest-clad hills, chateaux and tiny villages. The mountains arrive like a wall of snow. Ski resorts at Luchon and Peyragudes are frequented by Toulouse skiers and a smattering of foreigners. The Pyrenees are also peppered with spas where one can take the waters and undergo a range of medical care packages.
