No, this is not a draughty old 16th century ruin with a leaky roof and oh-so-authentic exposed beams: on the contrary it is a fairly modern villa – all on one level – which is spacious, bright and easy to maintain. Great for elderly folk too as there are no stairs.

The location is excellent: 20 minutes from Carcassonne airport (direct flights to London, Dublin, Edinburgh and Brussels) and less than an hour from Toulouse. Local attractions include Fanjeaux (where the Dominicans started out), local vineyards, the Canal du Midi and Carcassonne itself. The climate is Mediterranean: hot summers and mild winters.

Languedoc Villa

The premises are currently exploited thus: the owners live in the three-bedroomed villa (using one of the bedrooms as an office) with its lounge, spa and private terrace while letting out the three studios as self-contained gites. Not particularly as B&B as they don’t want to do breakfasts. However, these three studio/guest rooms can be let out together with the guest dining-room/kichen to make a sort of three bedroomed gite. Or one could offer a full Bed and Breakfast service with meals served in the guest dining room or on one of the many open-air terraces.

The land stretches away from the houses to the south in a riot of vegetation: palm trees, cypresses, parasol pines and other Mediterranean shrubbery until it reaches the olive grove on the perimeter. Somewhere down there is the pool, in its own dedicated and sheltered area.

There are a number of useful out-buildings that come with the property including a spacious 3-car garage which could be converted into living space. There is central-heating and double-glazing but, to be fair, one does not heat more than a few months down here and most of the time everyone is outdoors. The village is just a stroll away: no shops but regular rounds by baker and grocer make shopping easy.

Our opinion

This is the sort of property which will suit the over-60s. All on ground level, easy to clean and maintain. We would be tempted to work on the guest accommodation and transform it into a true 3-bedroomed gite: easy to let and manage with weekly rentals meaning only Saturday morning labour for the owners. Otherwise there is no work to be done to the place: everything works and the roof is sound… just got to get those olives pressed…
