This is an upmarket gite and B&B business just south of the Dordogne in the Lot et Garonne département. Set in nearly 6 hectares of grounds the estate includes a watermill, a mill-pond and a lake as well as over 800m² of buildings: the manor house, the two gites and the owner’s house with its B&B rooms. The property has been totally renovated and refurbished with a lot of taste. It lends itself to a multitude of uses … depending on the buyers’ projects and desires.

The current owners have fitted out the  manor house as a luxury gite: self-catering rental accommodation. With its six bedrooms, 4 bathrooms, countless small lounges, dining room, high ceilings and practical spacious farm kitchen, it has no problem findding weekly tenants throughout the season. It is centrally-heated and has its own private 11×5 metre pool.

Like all the buildings on the estate, the manor house and the two independent gites are made of the local honey-coloured stone. A wrap-around deck/patio on two sides of the cottage  gives on to a superb heated pool.

The owners have opted to live across the elegant courtyard from the manor house in the east wing. This superb building has been transformed into a sleek and modern living space – incorporating beautiful old features (the monumental stone fireplace for example) into a polished interior. Two bedrooms, study, lounge, state-of-the-art kitchen, underfloor heating … there’s nothing missing. There are a couple of guest rooms in this section for passing B&B guests.

The other side of the courtyard is taken up by a vast events venue/games room which is used for wine-tasting, art classes and weddings. The rest of the ground floor is occupied by a spacious garage/workshop.  The upper floor houses the second gite with its kitchen/living space, two double/triple bedrooms and bathroom.

Outdoors we find a number of stone-built buildings used for storage or awaiting development: the pigeon house is used a a barbecue centre, the old mill has been re-roofed and is ready for the next stage, another building next to the mill has gite potential. But the real charm of the estate lies in the numerous water features: the freshwater lake with its carp and wild-swimming, the mill-pond and the two rivers bordering the southern and eastern boundaries. The gardens are dotted with fruit trees: cherry, apple, quince, as well as gracious and colourful maple and oak.

Our opinion

This is a superb property – renovated and refurbished – that offers buyers a number of choices. One could continue to run the business as it is today: three rental units plus a couple of guest rooms while the owners live in the east wing. Or one could opt to live in the 6-bed manor house and let out the other units for a lesser income. We would probably go for a third option: owners live in the gite by the lake (with its own heated pool) leaving the whole courtyard (manor house, owner’s house, events venue and first-floor gite) to rent out as a unit or separately. Wedding receptions could be made a speciality:  an estate of this quality with plenty of accommodation, pool, grounds and events space would be in continual demand. Whatever your project, this property is a must-see when you visit the Dordogne/Lot & Garonne region.
