South of the Dordogne river – between Domme and Belvès – this superbly restored hamlet of Périgourdine houses dominates the rolling countryside of oak forests, tiny villages and châteaux.
Four separate buildings make up this complexe which is situated beside a hamlet on the top of a hill in the rolling, wooded, landscape on the Dordogne’s left bank. Two immense farm buildings transformed into upmarket gites, the manor (above) which houses the owners and a small gite and the gardener’s cottage with the fourth gite. The big gite has its own, private, pool. The others share the second pool.
All these buildings are in one walled estate with no visible neighbours, gardens, cherry orchard and views over the forests.
The different Perigord Noir gites:
Gite 1: the biggest gite, has three double ensuite bedrooms, one of which has a en-suite family bedroom. The lounge and dining area is a gem: exposed beams, fine fireplace and original flagged floor. Outside is the pool, a pergola and gardens: there is no inter-action with the other guests. This gite lets for €2000+ per week in the high season.
Gite 2: slightly smaller with three ensuite double/twin rooms, it boasts another superb lounge/dining area with massive stone fireplace. Guests have their own outside terrace under a century-old lime tree. Access to the second pool. Lets for €1500+ in high season.
Gite 3: this is a two-bedroom gite, full of charm and surprises, as it incorporates the ‘tower’ of the building where one of the bedrooms has been placed. The lounge has an esquisite carved stone chimney piece. Guests have their own terrace/barbecue area, and share the big pool. Lets for €1100 in the high season.
Gite 4: this is a small two-person gite on the first floor old gardener’s house. Studio apartment with well-appointed bathroom and kitchen area. Lets for €600.
The owners’ house shares the same building as gite 3 but is quite separate. It is a charming two-bedroomed house, airy and bright with features such as a carved stone fireplace.
All the houses – gites and owner’s – are centrally-heated with a massive oil-fired boiler and a,n elaborate control system which allows all or only one of the buildings to be heated. There are a number of outhouses and garages, used for storage and as wine cellar.
The whole estate, inside and out, is in pristine condition. There is no work whatsoever to be done: it is sold as a going concern, fully furnished and equipped to a high standard.
There are neighbours (we are on the edge of a hamlet) but they are invisible and more of a help than a hindrance.
Another state-of-the-art gite business in the Dordogne. The location, the finish and the amenities (2 pools) mean that these sort of gites let themselves for most of the summer. They could be exploited more in the low season … but it is a question of individual taste: enjoy a new lifestyle for 8 months of the year and ensure that costs are covered by letting June to September … or try and make a serious business out of it and let the gites all year round? Your choice. The fact that most of the bedrooms are ensuite means that the estate could be used as a B&B in the low season.
