Mirepoix is a jewel of a mediaeval bastide town, all half-timbered houses and graceful arcaded squares with fountains and churches galore. Its weekly market is a riot of colour and flavours which attracts people from the whole region. This property is away from the hustle and bustle of the town – but just down the road about four kilometres away in a quiet, wooded part of the Pyrenean foothills.

It’s a former farmhouse, totally renovated and transformed into a superb home with adjacent gite and guest rooms. The farmhouse is set in 3 hectares of gardens, orchard and meadow with a big patch of woodland to provide wood … and mushrooms.

The beauty of the property is that it is extremely flexible: as nearly all the bedrooms have en-suite bathrooms one can use half the house as an independent gite with two or three bedrooms during the high season and then use the same en-suite bedrooms as B&B guest rooms for short-term guests in the low season. This is what the current owners opted to do while offering a table d’hôte even to gite guests as an extra.

Mirepoix farmhouse

Exposed beams and open-plan living spaces are constant features of the owner’s home. Their living space covers most of the ground floor with access to patios north and south – depending on the weather. Upstairs there’s the master bedroom with generous ensuite bathroom, a study (or extra bedroom) also with bathroom. The gite next door has its own kitchen/dining area and two, three or four bedrooms depending on the formula one wants to use.

Out-buildings and garages

Outside there are a number of out-buildings: an open hangar where events have been held in the past. Two barns/garages, one with an upper floor suitable for yoga lessons or other communal activities. There’s even a cosy little workshop with roses round the door!

The pool is in its own enclosure (safety rules respected) set away from the habitations. Beyond that it’s just forest. On the northern side of the farmhouse there’s a big meadow stretching away towards the village: suitable for a horse or two.

Our opinion

This is a property which ticks a lot of ‘lifestyle-change’ boxes: totally renovated living quarters, flexible letting accommodation with both gite and B&B options, nice pool and a number of solid out-buildings which could be further developed. The location is interesting as it’s near a tourist attraction and busy town (Mirepoix) and yet is placed in a totally rural setting with woods and meadows all around. We would develop one of the barns fairly quickly into a usuable events space to allow us to generate off-season income from ‘theme’ holidays. the other barn could be converted into more gite accommodation. Whatever your project, this is a delightful property well worth viewing.
