This is a big, renovated property – a former Toulouse farm –  on the Lauragais hills just a few miles east of Toulouse. It runs both B&B rooms and gites capturing both the tourist market and the ‘fed-up with hotels’ market.

The 18th century farmhouse sits on top of a ridge affording views towards the south and the Pyrenees. It has been divided into four comfortable guest (B&B) rooms and four self-catering gites: one with three bedrooms and another with two bedrooms. And two studios.

There is a vast space between these two entities devoted to lounges, kitchens and dining rooms for up to 50 guests. For it is this flexibility which is the hallmark of this 600m² property and the secret of its success. There is space to cater for wedding parties, seminars and other groups. There is accommodation to house over 24 guests.

No expense has been spared in renovating and restoring the property keeping the essential 18th century characteristcs while adding 21st century comfort. There are open fires and wood-burners where necessary, reversible air-con in places and everywhere openings and windows to ensure a spacious and bright interior.

The gardens in front of the farmhouse have a Mediterranean feel and the 10x6m pool has its own bar area as well as shower and sauna. There is a delightful patch of woodland behind the main building where guests can wander, gather mushrooms or commune with nature.

Our opinion: It is difficult for overseas buyers to understand the strategic location of this property. It’s not quite in the city and not exactly in the country. But it is near enough to Toulouse and its aerospace complex at Labège to be considered a very desirable area. But as it has fields and trees and views of distant mountains and is also considered as being in a very desirable green belt. Just a few years ago this was a traditional Toulouse farm. Add to this the all-year-round clientele that the different accommodation attracts and you have a very special property indeed. There is a 3-bedroomed cottage in the grounds which can be bought separately.

  • Location Description: Haute Garonne

Haute-Garonne is the upper Garonne valley which stretches from the Frontonnais vineyards in the north, right up the river valley to the Spanish border on the crest of the Pyrenees to the south.

This makes for widely constrasting landscapes, ranging from vineyards in the north, the fertile hills of the Lauragais to the east, the main flat river valley and then the foothills and high mountains of the Pyrenees in the south.

The main city, Toulouse, dominates the département in terms of population, industry, culture and services. Home to Airbus Industrie and EADS it is also the centre of a wider aerospace industry which includes Matra, Marconi and the CNES, the French Space agency. Toulouse is also France's second university town with more than 110,000 full-time students at the three main universities and numerous 'grandes écoles'.

South of Toulouse the arable land gradually gives way to more dramatic scenery of forest-clad hills, chateaux and tiny villages. The mountains arrive like a wall of snow. Ski resorts at Luchon and Peyragudes are frequented by Toulouse skiers and a smattering of foreigners. The Pyrenees are also peppered with spas where one can take the waters and undergo a range of medical care packages.
