This is a holiday business comprised of 16 self-catering cottages – with communal amenities – in a natural lakeside estate just out of the Gascon town of Eauze, in the Armagnac region. It is neither a campsite nor a campervan halt: it is more a secluded holiday village for families. However, there is more to it than that. For a start it lies on the Camino – the Pilgrims footpath known as le Chemin de St Jacques de Compostelle – and has a steady trade in pilgrims willing to pay for a good night’s sleep in a real bed and a decent hot meal as they head west to Spain. Other clients include cycling groups, local businesses holding seminars or events, wedding parties … as well as the basic family trade.
There is a variety of accommodation: ranging from small one-bedroomed cottages with shower-room, kitcenette, lounge and outdoor patio through to a 3-bedroomed cottage complying with diabled access norms to a big four-bedroomed cottage with lots of space. All are equipped with reversible air-conditioning meaning they can be used all year round. The owners have their own two-bedroomed cottage. Then there are the ‘guest rooms’ – 8 of them each with en-suite bathrooms – housed in two separate buildings and ear-marked for passing guests, pilgrims or wedding guests (at a nearby venue).
The communal amenities include the restaurant (up to 60 covers); its kitchen; the games room (which doubles as a big meeting room) and the magnificent 18 metre heated pool.
This is a tightly-run business with nary a leaky tap or a piece of litter in sight. Monsieur is in the kitchen turning out breakfasts and evening meals for the pilgrims and Madame manages the cleaning and upkeep. But it’s too much for them now that they’re over 70. It needs new people but not necessarily a new direction. The basic concept works well: a mix or families and pilgrims in the high season and groups of cyclists, wine-lovers and local businesses in the low season means that a turnover of over €200k is accessible. It might suit other projects: a seniors complex for fit and able over 65’s for example … or a yoga centre … or a golfing residence (the 18-hole course is just 800 metres away). There is maintenance work to be done of course, windows to be replaced and bathrooms to be painted from time to time but buyers are getting a lot for their money … and it’s ready to go from day 1. At this price it’s a bargain.
