In the broken, rugged country between Cordes-sur-Ciel and St Antonin-Noble-Val , where the Aveyron river cuts a dramatic gorge through the Massif Central, tiny villages of stone-built houses huddle for protection on hill-tops or promontories. This Bed and Breakfast is based on an ancient priory probably associated with the nearby Abbaye de Beaulieu. The main structure dates back to the Middle Ages and its enormous bread oven suggests that food was prepared here for a goodly number – probably monks.

The tradition has been carried on to this day with the current owners providing a sumptuous table d’hôte for their guests sourced from local producers.

Using a certain amount of imagination and a lot of hard work the owners have fashioned a cosy and comfortable little B&B out of this mediaeval stonework without losing any of the charm of the original. There are 4 guest rooms, all en-suite, and a spacious lounge with open fireplace. This building also houses the kitchen where the table d’hôte is prepared.

The owners have constructed their own independent lodgings in the barn opposite the house. This takes the form of two vast lofts – one for living and one for sleeping, complete with bathroom and dry toilets. The barn also includes workshops, garages and extra space. In all there is about 400m² of habitable surface between the two buildings.

Outside, the 3800m² of grounds contain a bit of everything : trees, fruit trees, a fish pond, veg patch and even a car-park. There are shady corners, dense thickets, patios and sun-traps – a mini-paradise.

Our opinion

This business is run as a successful B&B. Buyers could take it on and continue operating as such from DAY 1. It could, however, also be run as a self-contained gite (a self-catering holiday home) : it depends on your project. Either way, the property offers a complete lifestyle change to buyers who can enjoy the pure air of this unspoilt part of France while more than covering costs with the B&B/gite business.
