The Lauragais is a region of rolling hills running from Toulouse eastwards as far as Castelnaudary in the Aude département. This property is at the northern edge of the region, nearly in the Tarn, close to traditional villages such as Verfeil, Caraman and Loubens. 30 minutes from Castres, Gaillac and Toulouse.

It is currently run as a Bed and Breakfast serving a locally-sourced table d’hôte, but also as a gite business: there’s a 2/4 person gite next to the Guest House and a colourful Gypsy Caravan hidden in the garden.

Based on a traditional Lauragais farmhouse, the Guest House is now unrecognisable on the inside. Walls have been obliterated, colours, textures, textiles, lighting  and ingenuity have been introduced, resulting in an unexpectedly calm and peaceful environment. And yet it is eminently functional. The ground-floor space is divided (but not closed off) into a lounge/library and a dining-room. The kitchen is a vast space where serious cuisine can be undertaken, with its own pantry and laundry room. Toilets are hidden behind sliding cupboard doors – out of sight but convenient.

Upstairs there are the five guest rooms, all different. Some share a family bathroom; some have their own lounge; all have a view. The whole building is heated by an efficient oil-fired central-heating system and a couple of elegant wood-burning stoves. Guests can use the conservatory for dining as if they are in the garden.

Next to the guest house is the gite: it’s more like a ground-floor loft in fact. A massive open space with a kitchen corner, a sleeping corner and a spacious lounge with wood-burner. There’s a fine shaded terrace outside for alfresco dining.

The third accommodation element is hidden in the garden. Push past the palm trees, keep the Japanese gardens on your left, skirt the chicken run and you will stumble upon a beautiful red-shuttered gypsy caravan, complete with its own kitchen/dining-room in a peacock-blue kiosk a few metres away. Sleeps 2 or even 4 in style.

Our opinion

Buyers are getting a lot for their investment here: not only a nice little gite/B&B business but a ready-made lifestyle change in the countryside … and yet just 30 minutes from a major city with universities, hospitals and an international airport. Not everyone will want to run the place as it is now: we would add another gypsy caravan or two perhaps. It could even be run as a gite complex, cutting out the Bed and Breakfast side altogether. Whatever your project, this property needs to be viewed in person: no photographs can do justice to the gardens, or indeed, the interior.  A property full of charm … at a very attractive price.
