The Lot département – just south of Dordogne – is one of France’s best-kept secrets. It has all that its more famous neighbour has – rivers, picturesque villages, pre-history cave paintings – but is much less densely populated, is further south with more clement winter weather and is easily accessible by road, train or air.

This property lies in its own secluded estate just 20 minutes NW of Cahors, the département’s capital. It’s an old farm which has been intelligently transformed into a dedicated holiday business aimed at (mainly) families with children. The key to the business’s success is the variety of accommodation and the quality of the installations avaiable to visiting children.

The accommodation:

  • the old farmhouse. This has been split into two with a cosy two-bedroomed flat on the ground floor and a large 3-bedroomed house using the full 170 m² on the remaining two floors.
  • the barn. This stone-built building on two floors has been converted into 4 self-catering gites each with two or three bedrooms, open plan living area and fully-equipped kitchen, patio or terrace
  • the log cabin. Built entirely of wood beams this mysterious hideaway lies in the woods away from the main house. it has two bedrooms, bathroom, kitchen and lounge as well as a marvellous wooden balcony running the length of the building.
  • the two glamping lodges. Set well away from the other buildings these two safari tents are equipped to the highest standard and boast their own water and sewage installation. Each tent has three ‘bedrooms’ and can sleep a family of 4 or 5 in comfort. Incredibly popular and always the first accommodation to be booked. (They rent from €1000 to €1500 a week, according to season).


  • the pool is not just heated but it comes with a dinky little paddling pool, a very generous paved surround for lounging parents and a childproof fence to keep out toddlers and wild beasts.
  • the childrens’ play amenities. Kids will play for hours on the imposing pirate ship … before they even notice the rocket ship, the maze or the trampolines.
  • the woodland. One of the world’s biggest truffle markets is in the Lot … and truffles are found at the base of certain oak trees. And the estate is surrounded with oak forest ….

Our opinion:

The British initially settled in the Dordogne, it was said, as that was as far as one could get in a day in the Volvo estate  from the Channel ports. Times have changed, France now has motorways and they built a tunnel. The Lot département is now about 8 hours drive from Calais and well worth the extra 30 minutes south of the Dordogne. This estate has everything that a lifestyle-changing buyer with an eye on the bottom line may want. It’s a going-concern which attracts a large and faithful clientele. It is sold fully-furnished and ready to go. There are no near neighbours so hosts and guests can make as much noise as they like  … or be as quiet as they like and enjoy totally unspoilt nature, empty roads and bustling villages. The “family & children” theme works well but could be tweaked to allow for other thematics out of season. The estate can accommodate up to 45 guests at one time … making seminars and corporate events a possibility. We have no hesitation in recommending this business: it is in excellent condition and turns over more than most of its competitors.
