This property is a townhouse in one of the famous ‘Circulades’ – concentric villages – to the east of Carcassonne. It comprises the owner’s two-storey townhouse, the adjacent gite building with one operational gite, one unfinished gite and the marvellous roof terrace, a walled garden with swimming pool and exotic plants and a vast garage.
Although totally within the village, the property sits on a little island with laneways and streets marking the borders on all four sides. Needless to say, these are mainly pedestrian streets as mediaeval planners did not anticipate the motor car.
The main house has been completely renovated and opened up with the ground floor given over to a bright, high-ceilinged open-space incorporating lounge, dining room and kitchen. There’s also a downstairs bedroom or study. Upstairs there are four bedrooms and a delightful family bathroom. The floors are all in parquet. Gas-fired central-heating throughout.
The workshop is located between the house and the gites with access directly from the owner’s house or the garden. It comprises two rooms with shower room and wc and could easily be used as a separate studio/gite. It’s currently used to produce engravings and paintings.
The working gite is on the first floor of this building: two big bedrooms, a family bathroom and an open-plan kitchen/lounge area. The perfect size for a couple with 2 children it has no problem finding clients all year round. The second gite – exactly the same size – is directly above on the second floor. It needs re-decorating and fitting out.
Finally, at the top of the building the stairs give on to a remarkable roof terrace of more than 35m² with 360° views of the vineyards, Mont Alaric, the village and the Montagne Noire.
The pool with its removable cover is the main feature of the walled garden but the variety of citrus fruit trees, the vegetable garden and an ancient olive tree add to the charm.
Our opinion
One would never guess, walking down a narrow lane in a mediaeval village in Languedoc, that behind a high wall there is a beautiful garden with two fine townhouses. Invisible to the outside world but minutes from the hub of the village with its bakery, cafés, restaurants and pharmacy. The other very attractive thing about this property is that there is no further work to be done. The house and gite are in perfect order. Yes, there’s the challenge of finishing the second gite but it is not essential to the business. Only 15 minutes from the UNESCO World Heritage site of Carcassonne and less than 45 minutes from the Mediterranean beaches you just can’t go wrong. Book a viewing today!
