This is an established upmarket guest house business located between Carcassonne’s UNESCO heritage site – Le Cité – and ‘Carcassonne plage‘, the Cavalyère bathing lake. However, due to Covid, it has recently been exploited as a ‘luxury gite’ (a self-catering rental property) which works equally well.

The property was once part of a vast vineyard and traces of this illustrious past are to be seen everywhere, with the beautiful old champagne-coloured stone much in evidence as well as ancient storage vats incorporated into the renovations. Today there are three main elements to the property:

The Guest House: this is on two levels with a spacious living/dining room on the ground floor, a fully-fitted and equipped kitchen, a laundry room and a pantry/cellar. A second lounge gives on to an outdoor patio and then on to the pool area with its spacious decking around the pool. Upstairs there are the four guest rooms (all ensuite) and each decorated in a distinctive style. One is a family room sleeping four to five guests. Then there are two more rooms with a jack&jill bathroom which can either be used by the owner/manager or exploited as a fifth guest suite. (Guest houses are limited to 5 bedrooms in France).

The gite: next door to the guest house this cleverly designed two-bedroom house boasts an ultra-modern kitchen and dining area downstairs with a cosy lounge area and downstairs toilet. Upstairs there’s another lounge, a family bathroom and two double bedrooms.

The grounds: nothing too extensive here, just enough for everyone to have an outside space – terraces and patios, pool area, garage and parking for a dozen vehicles.

Our opinion

The most interesting feature of this property is that the current owners (15 years experience) have successfully run the business as an upmarket guest house AND as a luxury self-catering gite. And both formulae work! This is partly due to the enormous attraction of Carcassonne as a tourist destination but it’s also due to the leafy location, the quality and comfort of the guest rooms and the pool. The independent two-bedroom house gives buyers this option. You are encouraged to visit the premises and make your own choice.
