This classic gite business is on the border between the Lot&Garonne and the Gironde départements near the historic town of Duras. It is fashioned from an ancient 17th century farmstead; the barns, byres and sheds all transformed into delightfully cosy self-catering gites. The 3-bedroomed farmhouse – where the owners live – and the four gites are set in over 6000m² of gardens, orchard and pool area.
In all there is room for up to 18 guests. What’s interesting is the flexibility of the set-up. Gite 1 for example can be connected to gite 2 and let out as one big four-bedroomed, two bathroomed gite … or as two separate 2-bed gites. Gite 3 has three bedrooms and is on two levels: one of the bedrooms is on the ground floor – useful for elderly guests. Gite 4 has two bedrooms. All the gites are equipped with excellent kitchens, dining space and outdoor patios.
The owners’ farmhouse is a spacious rambling sort of place with different levels housing all sorts of nooks and crannies, bedrooms and studies. There are roughly three bedrooms, two bathrooms, a lounge and a fine kitchen. Gas-fired central-heating. Most of the time however (this is the south of France) most people – owners and guests – are outside: in the garden, by the pool or just lazing in the shelter of one of the many terraces.
Our opinion
As we say, this is a classic gite business that will appeal to many of our buyers. It’s a lifestyle-change property with a delightful farmhouse for the owners … and a compact gite section which generates more than enough to cover costs. The region attracts tourists throughout the long summer season (May-Sept) and buyers with a theme can expect to prolong the season considerably. We would change nothing … except perhaps to throw out the old motorcycles from the garage and turn this wonderful space into something useful. Great property and business: go for it!
