This is a classic turn-of-the-century manor house set in the Gascony countryside a couple of kilometres from a typical Gascon town, Fleurance. The property has been updated and renovated without in any way degrading or spoiling the original features. It is now a fine 4-bed-roomed house which is used as both large gite (self-catering holiday home) and Guest House, depending on the season.
What really makes this business attractive is the other dwelling on the estate: a superb 4-bed-roomed converted stone-built cottage. This gives owners the option of living in this separate and independent house while letting out the manor house as a gite … or running it as a B&B.
The manor house is on three floors:
ground floor – dining-room, spacious kitchen, pantry/laundry room, WC, spare room. The kitchen and dining-room give on to a delightful covered terrace just made for alfresco dining.
first floor – lounge, one double bedroom with en-suite bathroom. Separate wc. Games room/library and study. Spacious balcony running the length of the house over-looking the rolling Gers countryside and the Gers river.
second floor – three double bedrooms, one with en-suite bathroom and two with en-suite shower rooms. . The whole house is fully insulated and boasts very efficient oil-fired central-heating.
The cottage is completely independent of the main house. It is a recent conversion and therefore has underfloor heating, aluminium double-glazing and French windows. As well as the vast kitchen/living area there are three bedrooms (one en-suite bathroom), a utility/laundry room and a private garden. A fourth bedroom with en-suite shower-room and independent entrance is also present in this building and can be used as overflow for either the manor house or the cottage.
Elsewhere in the grounds we find the swimming pool in its own secure area, shady corners under immense trees and plenty of parking space.
Our opinion:
The key asset of this business is its flexibility: one can opt to live in the manor house and rent out the gite. Or live in the cottage and rent out the manor house. Or run the manor house as a B&B. Secondly, it is fully renovated and ready to roll: no further work to be done. Buyers may want to change the colour scheme here and there but everything works as is. There is scope for enlarging/developing the ‘cottage’ with garage space and storage space ripe for conversion into more accommodation. Above all, the property fulfills that old dream of many potential buyers: it is located in the countryside with no near neighbours … and yet one can walk into the village and buy a baguette and enjoy a pastis in the local café!
