Deep in the Quercy Blanc – north of Montauban and south of Cahors – are any number of divine white stone-built hilltop villages. This property sits in the shade of one such village, just 15 minutes from the A20 Paris-Toulouse motorway and 10 minutes from the market town of Monpezat, Lauzerte and Lalbenque (black truffle capital of France).
The property is currently run remotely as a self-catering holiday home (gite) for up to 16 guests. Buyers have the choice of continuing this (lucrative) activity in the same way … or installing themselves in the house and running it as a B&B.
B&B in the Quercy Blanc
The layout: the ground floor comprises a spacious, fully-equipped kitchen, a vast lounge/dining room with open fire, two double bedrooms and a family bathroom. Upstairs there’s a mezzanine floor with another lounge and a children’s bedroom. Then on the first floor proper there are four guest bedrooms with en-suite shower-rooms.
To be used as a B&B it would be simple to separate the two downstairs bedrooms and bathroom from the rest of the space to create a cosy owners’ quarters.
Outside there is a garden with views over the surrounding countryside and a shady terrace for alfresco dining. The 11-metre pool is equipped with a safety fence and alarm.
Our opinion
This is a simple little business which needs no further work and – sold fully furnished – can be exploited from day 1. We would definitely go for the B&B option, opting to offer a full table d’hôte to guests, as the local produce – meat, cheeses, truffles and wines – are unequalled. At this very attractive price it won’t be on the market for long.
