This very private property has been charming customers from all over the world for the past 15 years by the present owner and some 10 years by the previous owners. Many of the guests are repeat customers, seduced by the quality of the accommodation and the excellent location. The property is right on the Canal du Midi – the 17th century UNESCO World Heritage site – and 20 minutes from the Cité de Carcassonne, another UNESCO site.

An eighteenth century farmhouse is the basis of this business: the owners live in a spacious three en-suite bedroomed house at one end of the farm and three gites make up the rest. A fourth gite is housed in a separate building. A vast garage and a workshop are the other two buildings on the property. Heating and hot water by heat-pump.

The gites:

The big (130 m²) gite has a spacious living/dining area with big farm kitchen (fully equipped) on the ground floor with three bedrooms  (1 en-suite) upstairs. There’s a second shower room downstairs.   Rents for €1500 per week in the high season.

The small (126m²) gite is a two-bedroomed dwelling on two floors: the two big bedrooms upstairs share a family bathroom while downstairs there is a spacious living area and a kitchen/dining-room.

The two other gites are for couples, both in ground-floor locations with separate bedroom, living-room and kitchen: both are light and airy the larger one  is 75m2 and the smaller  is 56m2. They let for €1000 per week in the high season.

All the gites are sold fully-furnished and equipped. They are all finished to a very high standard, with modern plumbing and electrics installed harmoniously into the fabric of the 18th century building.

Outdoors the three acres of wooded, landscaped grounds stretch southward to the very banks of the Canal du Midi. They include: a sizeable barn measuring 17m x 7 m, currently used as a garage/workshop by the present owner for his collection of classic cars, but suitable for a variety of uses, a vegetable patch with tool-shed, a heated swimming pool and any amount of shady corners and expanses of lawn … perfect for hosting intimate wedding parties. The owner’s cabin cruiser is moored on the canal and is available to guests for short outings: it is included in the sale.

This business has it all: LOCATION – on the famous Canal-du-Midi, 20 minutes to Carcassonne and 15 minutes to nearest airport. PEDIGREE – 25 years of happy customers.
