A classic little Gite business in one of France’s prime tourist locations: on the southern bank of the Dordogne valley, on the Lot/Dordogne border, not far from Rocamadour and Sarlat.
It comprises: the owner’s house, two holiday homes (gites), a heated pool, gardens and orchards … all set in the outskirts of a lively village which has both bakery and café/restaurant.
The owner’s house: this fully modernised traditional stone-built house boasts a vast living/dining area running the length of the building with views over the Dordogne valley. Spacious farm kitchen, small lounge and wc make up the ground floor. Upstairs there’s a bathroom and 2 or 3 bedrooms/study.
Big gite: Three bedrooms, three bathrooms in this supremely comfortable stone-built house which can accommodate 8 guests in its 70m². It is sold fully furnished and equipped to a high standard – ready to let.
Small gite: a more intimate one bedroom house which offers a luxurious welcome to couples who want to get away from it all. With its 60m², living/dining room and open fireplace it can be let all year round.
The grounds: pride of place is given to the fabulous 15×7 metre heated pool with its generous plage all around and covered dining space. The rest of the 6500m² garden is devoted to fruit trees and lawn, vegetable plot and a car-park for the clients. Neighbouring fields are all organic and mostly grow grass or luzern for feed: no pesticides used in the area.
Our opinion
There’s nothing really to change here: it’s a perfect little business which runs very well. Some buyers may be tempted to open all year round and attract guests for theme holidays. Others may prefer to live in this beautiful part of France and just use the gites to complement their income. The key points – heated pool, walking distance to the village with amenities and the fact that the two gites are independent of the owners’ house – speak for themselves.
