This is an unusual property for us in that it is a modern, custom-built gite rather than a converted old building. Buyers will have their opinion on this: the charm of old exposed beams and ancient floor tiles versus a well-insulated easy-to-heat modern dwelling.
The property is a large farmhouse-style building on two levels with 215m² of living space. Outdoors, in a smallish garden of 1400m² or so there’s a pool, a sun-deck, Barbecue etc and a lawn for children to play. Views over the rolling Gascony countryside to the snow-capped Pyrenees.

However, for buyers looking for a lifestyle change it would be possible to tweak the current set-up to either turn the first floor into an independent dwelling for the owners and then let the ground floor and its 5 bedrooms as a gite…. or to run the whole place as a B&B.
The business is located on the outskirts of a tiny village about 4 minutes from the town of Lombez which has all necessary amenities. Toulouse airport is 45 minutes away as are motorways to the south, east and north.
Our opinion
It may be modern (2017) but this is a fine, easy-upkeep, well-insulated house that can be let out all year round. Hikers, foodies (the famous “marché de gras” at Samatan is only 10 minutes away) and cyclists are among its regular clients. The asking price is very reasonable: no hesitation.
