Despite the name change (to Occitanie) the Languedoc region of France is something special. It’s a Mediterranean region with a Mediterranean climate : hot summers and mild winters, vineyards and olive groves stretching away to the Pyrenees in the south and to the Massif Central to the north. And never far away – the sea.
This property is in the Minervois wine region and, unusually, it is in the middle of the countryside with fine views in every direction. Most dwellings are huddled in tight-knit villages hereabouts so this is a rarity. The owners have two floors : spacious farm kitchen and living/dining room downstairs and two bedrooms and another lounge (or bedroom) upstairs. Both bedrooms have en-suite bathrooms.
The gite is on the ground floor and boasts a bright kitchen/dining area, double bedroom and bathroom. And as most of the time people are living outdoors it is equipped with a splendid shady terrace where clients can sip their apéritifs while watching the sun go down over the hills … or their children splashing around in the pool.
This is an eco-friendly set-up : solar panels provide much of the electricity used on site and waste is composted and used in the garden. Heating (and cooling) is by reversible aircon and wood-burning stoves.
No one will get rich with this sort of business but they will certainly not regret moving to this magnificent part of France. The local village is a ten-minute walk and has both bakery and café. The larger market town of Olonzac is a few minutes by car and provides all the rest. We would run the business in exactly the same way as the current owners : their 9,7 grade on AirBnB will do the rest !
