This property ticks most of the boxes for bed and breakfast lovers: year-round activity (winter sports, hiking and cycling), location in a bustling village with cafes and restaurants (and not far from everything yet surrounded by nature ), the full complement of 5 guest rooms (the maximum allowed) and a small private garden at the back to contemplate the river while sipping an aperitif under the palm tree. (Yes, a palm tree!).
But there is more! Guests are pampered with a sauna as well as their comfortable rooms (all with shower or bathroom), high speed wi-fi, double glazing and use of the garden.
The owners occupy the entire top floor (living room, bathroom and two double bedrooms) as well as the living / dining room and the kitchen on the ground floor.
The property comes with an extensive barn – a stone’s throw away – which has been designed for secure storage of bicycles and motorbikes for guests. Road cycling is big business here in the Luchonnais region and customers frequently arrive with €12k bikes to test themselves against the big passes of the Tour de France.
Our opinion
The current owners sometimes offer a table d’hôte…and that’s the way to go for this business. Any bed and breakfast expert will tell you that a guest who has the choice of a nearby restaurant and a home-made table d’hôte will invariably opt for the latter. It is perceived as being more authentic and healthier. This is the way to increase turnover by 25 to 30%. The list of activities in the region is endless: we have mentioned skiing and cycling but there is also rafting, kayaking, hiking, climbing and fishing. That’s what customers come for: they don’t want to laze around in a pool all day; they are active guests who come to the mountains for a reason…and they come every season. In short, it’s a simple, efficient and successful business that’s easy to manage and, most importantly, ready to go on DAY ONE.
