At the southern tip of Gascony, where the three departments meet – Gers, Haute Garonne and Hautes Pyrénées – there is a little-known region of lakes and forests. With the Pyrenees range to the south and the forest covered hills surrounding long stretches of water to the north, this region is ideal for quiet getaways, cycling holidays and relaxation… if you like unspoiled countryside, rural roads quiet, picturesque villages and easy access to the mountains.
The property is a renowned guesthouse occupying a prime location in the town’s main square. For more than 12 years, the guest house has welcomed tourists, family groups, wedding guests and house seekers … in a town that does not have a hotel.
Here are details:
Ground floor: reception room and living room – dining room (up to 15 guests) – kitchen – private living room and office – laundry room – cellar and pantry – courtyard with the possibility of outdoor dining
First floor: a private wing: 3 bedrooms and three bathrooms for the owners. The rest of this floor, in the other wing, houses four ensuite guest bedrooms .
Second floor: the fifth guest room (60m²) which is practically an independent apartment on one side of the house and an empty space on the other (can be converted into other accommodation or used as for communal activities – space for 25-30 people).
Access to the upper floors is via a beautiful staircase dating from the early 19th century. The whole house is equipped with double glazing. Oil fired central heating.
The garden – a peaceful space full of shade and greenery covering over 900 m², is across an alleyway in front of the house. There is a small vegetable garden, shed and seating.
Nota Bene: the property has just re-opened after renovations following a fire at the neighbour’s house. Result: the roof (frame, insulation and roofing) is brand new as well as the electrical installation (new fuseboards and wiring).
Rural hotels have more or less disappeared from the French landscape, victims of draconian security regulations. In their place, we find Maison d’Hôtes – guest houses – which are slowly gaining favor with the French public, not always aware of the concept. This is in a prime location – on the Town Hall Square – and has no problem attracting customers all year round. It would lend itself to activities such as cooking classes (participants just have to open the front door to buy their fresh produce at the market) and cycling holidays (traffic-free roads and the proximity to the great TdF passes of the Pyrenees). The bonus points are the large owners’ quarters (3 bedrooms), the possibilities for expansion (attic and cellar) and general comfort (double glazing and central heating). A great deal at a realistic price.
