This unusual B&B and gite business is based on a fortified farm or bastide which probably dates back to the early Middle Ages. Or even further: Roman remains have been found on the land as the site occupies a commanding position overlooking the valley of the Cérou. Fear not, however: the property has been brought up to 21st century standards of comfort and sophistication over the past few years and now enjoys a reputation for relaxing and get-away-from-it-all holidays.

The property is a few minutes on foot from the mediaeval village of Monestiés and a 15-minute drive from the spectacular village of Cordes-sur-Ciel. The UNESCO World Heritage site of Albi lies just 20 minutes to the south.

The property is composed of four buildings in a square around a central courtyard. In very rough terms, one is occupied by the B&B, one by the owners, one by the large gite and the remaining wing by the smaller gite. But the beauty of this is, from a buyer’s point of view, that one can adapt and alter the existing arrangements to suit one’s own project. The large gite boasts four spacious bedrooms (one en-suite) and a fine family bathroom on the upper level and the entire ground floor given over to a splendid, fully-equipped kitchen and vast dining/lounge area and another bathroom. Outdoors there’s a private terrace, giving on to the swimming pool and affording views over the Cérou valley.

The ‘small’ gite is on the southern flank of the square, again on two floors, with kitchen, lounge and dining area on the ground floor and three bedrooms and two bathrooms on the upper floor. This gite also has its own private terrace over-looking its own private pool nested in a shrubbery-filled sun-trap.

The grounds: the three and a half hectares of land fall away from the Bastide towards the south. There are gardens with exotic shrubs and lawns, vegetable gardens and orchards, a chicken run complete with pond and a couple of hectares of pasture for horses. There are also two plots where one may build: they are designated as constructible.

Our opinion:

We haven’t even mentioned the outhouses, the 3-car garage, the Virginia creeper changing colour with the seasons, the Wisteria trailing gracefully from various balconies and the total peace and quiet of the estate. This really is a property for buyers looking for a total lifestyle-change in the south of France and also for buyers intent on buying a gite business with great potential. Whatever your project, know this: the hard work has all been done. One could move in tomorrow and find that everything is in working order and ready to let or enjoy. And at this attractive price you won’t find anything better so near to Cordes or Albi.
