St Antonin Noble Val is a little jewel on the Aveyron river as it leaves the Massif Central in a dramatic steep-sided gorge. A jumble of mediaeval houses and ecclesiastical buildings vie for space on the crowded banks of the river while great green swathes of oak forest sweep up behind the town to the causse above.

The property is up there on the causse – the limestone plateau  a few hundred metres from one of the region’s main attraction, the Grotte de Bosc. The setting is secluded – no near neighbours, no other house in view – but in truth we are just a few minutes from the underground cave site (Bosc) and five minutes by car from bustling St Antonin.

What used to be a rambling farmhouse and out-buildings has been lovingly transformed – over thirty years – by  artists and antiquitaires into a labyrinthine collection of ‘living spaces’ or gites. To be succinct, we could call it a big 4-bedroomed house and three gites … but that would be to downplay the charm and uniqueness of the property.

Main house: the central part of the building comprises the main house which boasts a big kitchen/dining  ‘living area’, a lounge, two big bedroom-suites and  bathroom on two floors. Laundry room  on ground floor.

Gite 1 – The upper part of the main house has been transformed into a two-bedroomed gite with bags of charm: two double bedrooms, living/ding area and an extraordinary maroccan tiled bathroom

Gite 2 – at the far end of the main house they have cleverly created a cosy one bedroomed gite with splendid kitchen dining area with big bay windows.

Gite 3 – separated from the main house by a workshop/barn (potential fourth gite) the third gite is housed in its own stone-built building, facing away from the other buildings. It has one vast living space – kitchen/dining/lounge area, a lovely bathroom and a fair-sized double bedroom. Heating is by powerful wood-burner.

Massive wood-fired boiler provides cheap and plentiful central-heating in the main building.

Glamping potentiel: The farmhouse is surrounded by secluded patios and terraces, vegetable patches and ponds. There’s a large meadow to the north and a copse of oaks to the south. Nearly three hectares of land in all: half meadow and gardens, half dense oak forest. This is the perfect landscape for putting in a glamping structure: big safari tents with lots of natural space around them. No pool …. but plenty of room to put one in. And the barn/workshop: ripe for conversion into gite n° 4.  And the garage – wasted on old bangers – space for all sorts of activities. 

Our opinion:

St Antonin-Noble-Val is one of those villages to put up there with St Cirq-Lapopie or Eymet. It has incredible drawing power as far as tourists and gite clients are concerned. It’s also a very pleasant place to live with a great market, good cafés and restaurants and, above all, year-round activity. Here, we are out of the village in unspoilt countryside. The property has that warm, lived-in feel that is rare in a lot of ‘lifestyle’ properties. The décor may not appeal to everyone but it’s certainly not anonymous. Buyers will be lucky to find anything like this at even double the price in this region: go for it!
