To the south-east of Albi the land rises towards the Massif Central in a chaos of wooded valleys, lakes and tiny villages. This is an unspoilt, natural environment, with clean air and healthy local products. And yet Albi, Realmont and Castres are within easy reach.
This property is in one of these tiny villages, seemingly asleep, but boasting a cooperative café selling local produce and promoting cultural events. It’s a former farmhouse, divided into two dwellings.: a big gite for 10 guests and a small gite for 2 guests … or the owners.
The property has been lovingly renovated from top to bottom: electricity, insulation, roof, plumbing are all new. The character of the old farmhouse has been kept and even enhanced: original floorboards, hand-carved doors, exposed beams and wooden staircases all preserved. Old bits of wood (walnut mostly) have been cleverly used to create kitchen cabinets and cupboards.
The big gite: downstairs, there’s the old farm kitchen, spacious enough for a dozen guests to dine in. Gas cooker and wood-fired range ensure that French cuisine is not on the way out. On this level there is also a lounge and a large laundry/storage room. Finally, a very useful shower-room for those coming in from the pool. Upstairs there is a second lounge, three double bedrooms and a mezzanine with 4 or 5 beds for children. One bathroom and one shower-room make up this floor.
The small gite (or owners’ quarters) is the house next door. It is separated by a fairly large utility room which is used as a workshop at present but could be attached to one or other of the dwellings. This gite has a fully-equipped kitchen and a spacious lounge on the ground floor with the master bedroom and bathroom upstairs.
Outdoors we have a choice of gardens, a shaded terrace for the big gite and the wonderful walled, saltwater pool.
Our opinion:
No one will get rich with this sort of gite business: it’s more of a lifestyle-change opportunity whereby buyers get a nice place to live with an income-generating gite next door which more than covers all costs. What’s more, it’s in an unspoilt part of the Tarn département but less than 30 minutes from UNESCO Heritage site Albi, Castres and Ambialet on the Tarn river. It’s sold fully-furnished and equipped, with a beautiful salt-water pool: ready to exploit from day 1. What’s there not to like … especially at this price?
