On the North Tarn/Aveyron border, this ancient watermill has been restored and refurbished with taste and style. The property consists of a four-bedroomed family home, two gites (holiday rentals), a lake and 2 hectares of woodland. There are 3 hectares of meadow on option for those with horses.
Buyers will be happy to learn that there is no further work to be done on the property: double-glazing, central-heating, a/c, underfloor heating … it’s all been looked after.
The main house: three floors of dwelling space above the business end of the mill – where the wheel turned the millstones. It’s now a sumptuous home with spacious farm kitchen, vast lounge, study/bedroom and toilets on the ground floor, 3 bedrooms and family bathroom on the first floor and a superb loft bedroom with bathtub on the upper floor. The whole house is heated by heat-pump/radiators with backup oil-fired boiler for extreme conditions. There an a/c unit also in case.
The small gite is really one immense loft, partitioned into sleeping and dining areas with a separate kitchen and bathroom. All recently done and in perfect condition.
The large gite is suitable for 10 guests: it boasts a vast dormitory, two other bedrooms, two bathrooms and a spacious lounge/kitchen area. Attracts groups of hikers, cyclists and family reunions. Very recently finished, this gite has underfloor heating and a superb fitted kitchen.
Outdoors we have the mill-pond right in front of the house with its backdrop of pine trees and mixed deciduous woods. The pond is fed by a stream active all year round. It is channelled into the mill-race and winds away through the front garden under a Japanese bridge. There are two springs on the land providing fresh water. Further up the valley (accessible by tractor or car) are the two big fields where horses are kept … as an optional extra.
Our opinion:
The three main ingredients are reunited for a successful business: a watermill, 2 gites and plenty of land. It combines a lifestyle-change home with a working business … and lots of potential for expansion. The surrounding area attracts tourists all year round – thanks to Albi (a UNESCO World Heritage site), the exquisite mediaeval villages of Sauveterre and Najac, the Viaur gorge and the Soulages museum in Rodez to mention just a few. This a real gem: highly recommended.
