The area around Limoux, south of Carcassonne, is dramatic, broken country of vine-covered hillsides, steep maquis-covered gorges and glimpses of the snow-capped Pyrenees as backdrop. The region is peppered with hilltop mediaeval villages, spa towns, castles and monasteries replete with history, intrigue and mystery. In short: the perfect place for an exhilarating lifestyle change!

The property for sale is located in the countryside – a few minutes from a tiny hilltop village – in its own 2 hectare estate. It comprises a traditional stone-built farmhouse, three independent gites, a large pool and a mix of maquis, woodland and gardens. It has been run as a successful gite business for the past 12 or so years and has no problem attracting guests from all over the world from April through to October.

The different buildings:

* the farmhouse is a south-facing two-storey building with a large cellar/garage space. Two double bedrooms, bathroom, kitchen and vast living/dining room. There’s a covered terrace with views over the countryside and the local castle. But it’s the attic and cellar space which will interest potential buyers as there is room here for another three or four bedrooms. Heat pump ensures lowcost central-heating.

* Gite 1 is in a separate building over 70 metres from the main house. It boasts two double bedrooms, a recently-refurbished shower room, living area and fully-equipped kitchen. Underfloor heating. Private terrace with barbecue.

* Gite 2 is away above the other dwellings and the pool, on the edge of the untamed mountainside, with views over the valley. it is a generous one-bedroom gite with open-plan, split-level lounge and kitchen. Again, it has its own private terrace.

* Gite 3 is a studio which is really part of the main farmhouse but with a completely separate entrance. There’s one double room, shower-room and – on the mezzanine floor – a neat little living/dining space with integrated kitchen.

A pool is obviously the centre of attraction in this region as temperatures reach the mid-thirties throughout the summer. And this pool provides all the space necessary for all-day lounging, swimming or just contemplating the 1000 year-old chateau on the hill.

For adventurous types there is a ruin on the land: not very accessible but a ruin nonetheless … and it’s marked on the Cadastre (land registry) so may be built upon.

Shopping is done in Limoux (7 minutes), airport is in Carcassonne (direct links to London, Dublin, Brussels, M’Chester …), seaside at Gruissan (60 mins) and skiing at Mont d’Olmes (60 mins). And all around you have the Limoux vineyards: sparkling whites (Limoux AOC), rustic rosés and some excellent reds are now being made in the region.

Our opinion:

Very much a ‘lifestyle’ property with its dinky little stone-built cottages and farmhouse, big pool and views of castles and mountains, this property has all the ingredients to please the most demanding buyers. The house and gites have all been renovated and finished to a high standard, there’s a nice pool, plenty of space and a list of happy customers. That’s for the buyers who don’t want to do any DIY or work on the place.

But for ambitious buyers, the challenge would be to get the cellar/garage space sorted out, use the attic space, build on the ruin … and double the income.

Whatever your inclination, this is a genuine business well worth viewing.

Eymet - gite business

In the rolling hills south of Bergerac and the Dordogne river: north of the Lot river and its plantations of plum and cherry, apple and kiwi, is a richly rural part of France dotted with tiny mediaeval villages and towns. The most attractive in the region is Eymet, a few miles from this property.

The property itself is a renovated farmhouse with the farm buildings cleverly converted into three independent gites. Built in that delicate champagne-coloured stone of the region the complex probably dates back to the 17th century. it is located a few hundred metres from a village on a little hilltop with views in every direction.

A breakdown of the different facilities:

main house: three bedrooms, three bathrooms, an office and an open-plan lounge/dining area with bay windows affording views over the surrounding countryside. Fitted kitchen opening off the lounge area.

Then there’s the health & therapy wing which is part of the main house: this includes a sun treatment room, the spa with sunken jacuzzi (heated) and sauna and a separate massage/physio room.

Gite 1 is a small but cleverly designed two bedroomed cottage with two bathrooms, kitchen/dining area and two private terraces.

Gite 2 is much bigger and offers guests six bedrooms of differing sizes and shapes, four bathrooms, a spacious kitchen, a vast and bright lounge with big windows as well as a shady terrace for hot day alfresco eating. and another larger terrace with summer kitchenfor big groups.

Gite 3 is attached to the main house and comprises one ensuite bedroom and large kitchen/lounge area. There is a covered terrace below which we find a games area with table-tennis and pool table. A connecting door to the main house means that another bedroom can be hived off to make a two-bedroom gite if needed.

All three gites enjoy the use of the big L-shaped pool and padding pool. These are both heated meaning availability for guests from April to November. This is hidden behind a high hedge for privacy, safety and noise reasons.

Our opinion

There are a number of ways of running a business like this and the current owners have adopted a novel approach by letting the three gites out to groups of up to 29 guests … who split up the accommodation among themselves as they see fit. This makes summer letting very easy as they only have one tenant to deal with. The spa and therapy section mean that they can attract guests all year round, offering different therapy options for indivuals or small groups.

The flexible nature of the set-up mean that both families and big groups can be accommodated throughout the year, whatever your project. This is an excellent successful business that can be adapted to your needs.

Chateau Canal du Midi

The Canal du Midi – a 17th century engineering masterpiece – links Toulouse to the Mediterranean sea. It is now a tourist waterway with small boats, barges as well as cyclists and walkers using its water and towpath. There are practically no B&Bs or tourist accommodation near the Canal.

A former military fortress transformed into a Palladian-style chateau by an Italian architect, this property goes back a long way. Luckily the present owners have made great efforts to bring the chateau up to modern-day standards without compromising on the authenticity of the materials or décor. In other words, there is no IKEA furniture cluttering up early 18th century drawing rooms.

As befits a chateau of this standing, the property is completely surrounded by its 5.8 hectares of grounds with no near neighbours. A broad swathe of lawn drops down from the chateau to the Canal du Midi. This part of the canal is relatively quiet – between Castelnaudary and Villefranche-de-Lauragais – but there is a steady traffic of pleasure boats, a sprinkling of cyclists and some walkers in summer.

The chateau has three storeys covering roughly 420m² each. Ground floor comprises the vast entrance hall, large lounge, dining-room, kitchen, study, artist’s studio and diverse pantries and cloakrooms. The second floor has a billiard room (which could double as a ball-room), four bedrooms with en-suite bathrooms, at least 3 servants’ bedrooms and a warren of corridors, secret passages and service stairs. The top floor is attic space with headroom for giants, split into about 6 very big spaces.

The grounds are a mix of woodland and lawn, French-style garden and horse paddocks. They include a 3 bedroomed cottage near the canal of around 120 m². The other two gites are in the west wing of the chateau. There’s also an old forge and a bakery (with a bread oven). In other words a selection of accommodation which could be used to generate a bit of income.

The local village has shops, café, restaurant and post office. Castelnaudary (with all services – even a hospital) is only 4 kms distant.

Our opinion: Since the Canal du Midi has been listed as a UNESCO World Heritage Site, there has been a mini-boom in property prices along its banks. As the canal itself is owned by a Govt organ – the VNF – Voies Navigables Françaises – which does not allow any building or commerce within 6 metres either side of the canal, you can appreciate the value of this sort of property. We would rig it out as a luxury Guest House (using the existing 4 en-suite bedrooms) and offer a table d’hôte befitting the status of the place. The gites could be re-decorated and let at once. The cottage could serve as living quarters for the owners while the servants’ quarters were turned into a comfortable manager’s flat. The whole chateau could be let to groups or wedding parties. There is no limit to what could be done.
