This investment property consists of three top quality gites, each with its own private garden and pool, on 3500m² of land over-looking the mediæval bastide village of Domme, on the Dordogne river.

The gites are let from May through to October and generate a sizeable income. Total running costs come to under €5000 pa.

Domme is one of those special villages clinging to the rocky sides of the Dordogne river gorge. It attracts huge amounts of tourists who explore the village, the caves, the surrounding region and who enjoy water sports in the river itself. Demand for accommodation is high but planning laws make it almost impossible to build or even to modify existing buildings. Everyone has to submit to the stringent rules laid down and enforced by the ‘Bâtiments de France’. This estate has been through all these hoops to emerge with a beautiful, discreet and lucrative business within 800m of the village in green and forested surroundings.

There are three gites, set in 3500m of gardens. Each gite has three bedrooms, two bathrooms and a kitchen/lounge area. Outside there is a private terrace, garden space and a private 8 metre pool. And private parking for 2 cars at each house – parking is at a premium in the village.

The gites are built in the local style but benefit from the latest techology as regards insulation, damp-proofing and double-glazing. Interiors are in wood which reduces the maintenance and redecoration costs. Exteriors resemble traditional Dordogne tobacco-drying barns and are painted in discreet (and Bâtiment de France-approved) colours. The result is that the gites could be let all year round if one so desired.

As with most of our properties, these gites are being sold fully furnished and include all furniture, fixtures and fittings.

Our opinion:
This is a simple gite business sold as a going-concern. It’s essentially an investment project as there is no real living quarters for ‘lifestyle’ changers. One would have to live already in the region or to use one of the gites in the short term. Given the steady turnover figures and the low maintenance costs (essentially taxe foncière, water and electricity) we can only advise to keep the business running as it is. The return on investment is a lot more than you’d get from putting your money in the bank (and a lot safer than investing in the stock market).

The region south of Toulouse – home to France’s booming aerospace industry – is a bit of an insiders’ secret: it is very rural with rolling hills dotted with tiny villages and farms. Small chateaux and massive watermills testify to the discreet rural wealth generated in this fertile land at the foot of the Pyrenees. First and foremost this is a great place to live. The farmhouse has been completely transformed from a traditional Gascon house – big square rooms, thick stone walls, half-timbered interior – into a very comfortable open-plan residence with underfloor heating, double-glazing and big windows looking south to the mountains. Only quality materials have been used; from the handmade floor tiles to the fine-sand limewash on the walls, this was built to last in style. There are three bedrooms, two bathrooms and a vast kitchen/dining area. Upstairs there is space to put three more bedrooms.

At the back of the farmhouse there is a warren of smaller rooms – laundry, garage/workshop and – upstairs – a big space ear-marked for a meeting room of sorts.

The big gite is on the western side of the farmhouse. On two floors it boasts a large kitchen/lounge downstairs and three double/twin rooms upstairs. There is a bathroom and toilet on each floor. Domestic hot water is provided by rooftop solar panels.

The two smaller gites are located in a separate building to the east: they are clean and simple accommodation – south-facing – with one bedroom, kitchen/diner, bathroom and outdoor patio.

Between the gites and the farmhouse are a line of old pigsties which have yet to be developed. There is room for another three gites.

About two hectares of land surround the property: it falls away on all sides of the farm allowing guests a 360° view of the Haute Garonne and the Pyrenees. It is mostly meadow – perfect for a couple of horses or use for vegetables. There are no near neighbours. The village is a 2 minute walk.

Our opinion:
With 360° panoramas greeting occupants all year round this is not a property for agoraphobes. It is for people who want to open their shutters every morning to be greeted by breath-taking views, birdsong and fresh unadulterated air. There is no work to be done to either the farmhouse or the three gites: they are all in perfect nick. However, there is potential for expansion if wanted: the upstairs space in the farmhouse; the workshop and garage; the pigsties … can all be converted into accommodation or ‘events’ rooms at minimal cost. There is no pool … but it has been planned and could easily be installed. A very exciting property with a lot of potential: go for it!
