Many have dreamt of a chalet business with wooden gites dotted around a forest environment – each more or less hidden from view – with a central pool and events room with kitchen. Well, it has been done with style and is now up for sale in the northern part of the Tarn & Garonne, on the Lot/Aveyron border.

One of the difficulties of realising this sort of dream is the administrative hoops that have to be jumped through before the first chalet actually gets built. This has all been done: the six chalets – two big 9-person gites and four 6/8 people gites – are in place as is the owner’s chalet. There’s even planning for adding further gites!

The property is located in the countryside – on a flat bit of land which falls away to the west with views over the valley. Half the land is wooded … and this is where the chalets have been placed. The local village is 8 minutes away on foot and has all the necessary amenities: grocery, bakery, café, restaurant and medical services. The famous pilgrims’ footpath – the Camino – which runs from Le Puy to Santiago di Compostella in Spain passes through part of the forest.

The managers live in the seventh chalet, an extended version of the four 6/8 person chalets. They have tweaked theirs a bit to include three bedrooms, kitchen and lounge. Wood-burning stove and reversible air-con/heating.

Gites 1-3 – These are three chalets – all identical apart from the décor and colour of shutters – comprising kitchen/lounge, bathroom and three double/twin bedrooms covering 50m².

Gite 4 – This is a much bigger chalet with a surface area of 90m² which sleeps 6 to 8 guests. It has four double/twin bedrooms and two shower rooms and WC.

Gites 5 and 6: these are big 116m² chalets offering accommodation for up to 9 guests: 2 downstairs double bedrooms and a twin and a triple upstairs. Spacious lounge and kitchen. 2 bathrooms, air-con/heating. These two gites have been awarded the much-coveted ‘Handicap et Tourisme’ label for their disabled access.

The pool is a fine 12 metre one with all the requisite security fencing. It can be heated in the low season. There’s also a sauna for those who feel that the normal 35° heat in August is not enough…

But what makes this property special is the wonderful events room: a space where over 60 people can eat, drink and dance … have meetings or take yoga classes. It is serviced by a well-equipped professional kitchen (conforms to all health & safety regs) which opens up all sorts of possibilities.

Finally, there is the rotunda: a strange circular construction made of wood which was designed to be a spa … but hasn’t yet been fitted out. And the bread oven building: ready to produce a 100 pizzas for the whole estate!

Our opinion:

This is a purpose-built holiday centre with functional and well-equipped chalets located in a well-known tourist region in the south of France.

This property is currently let out in its totality (ie, the whole estate) to a tenant who has government backing to use the accommomodation for humanitarian projects. The owners no longer live on site … but they have agreed to look after general maintenance of the chalets (paintwork, leaks etc) while the tenants look after the grounds. The yearly income from the lease is over €100k. Buyers will be expected to continue this lease for at least 3 years …. and then they can either renew it or run the place as a classic chalet park for tourists.

    The Tarn and Garonne department is, as its name suggests, centred on the confluence of the two rivers, Tarn and Garonne, in the middle stages of their journey to the ocean at Bordeaux. In fact there is a third important river - the Aveyron - which also cuts a swathe through this varied and delightful county.

    The major towns are Montauban - home to the French painter Ingres and birth-place of Franco-German student leader and democrat Daniel Cohn-Bendit (Dany le Rouge), St Antonin-de-Noble Val - a little jewel in the Gorges de l'Aveyron, and Moissac, ecclesiastical centre and a must-see stop on the Camino.

    Three slow-moving rivers mean fertile valleys and this the Tarn & Garonne has in abundance. The flood plains of the main rivers support an intensive and professional fruit and vegetable industry with apples, pears, plums, dessert grapes, kiwis, apricots and peaches all doing well on the rich soils.

    The département is also crossed by the canal latéral which provides a navigable waterway from Toulouse to the ocean.
