Carcassonne – France’s second tourist attraction after Mont St Michel – lies in the plain along with its historic neighbour, Castelnaudary. Most holiday-makers prefer to rent (or live) either north or south of the city in the hilly regions, surrounded by woodland or vineyards. This property is in a tiny village south of Carcassonne, on a raised terrace with views both south to the Pyrenees and north to the Montagne Noire.

This property is what the Irish would call ‘the Big House’ of the village. Not the château but the ‘other’ most imposing property belonging to the biggest landowner, or in this case, vigneron. For this is a wine village, perched on a hill-top and surrounded by a sea of vines. As befits the biggest house in the village it commands extensive views to the south – to the snow-capped Pyrenees – and enjoys probably the biggest garden too.

Although the main house has been used as a guest house in the past, the property is being sold as a private dwelling with two gites, one of which is operational. With the numerous outhouses however, the potential is there for someone with ideas to create a beautiful home and enough gites to generate a healthy income.

THE MAIN HOUSE

The main house is vast: there are three big reception rooms plus a spacious kitchen on the ground floor and six ensuite bedrooms on the upper floor. A bit of re-decoration work and the rooms would be ready to receive guests again in no time at all. The house is littered with original features to delight and intrigue guests: a fine 19th century staircase, marble fireplaces in many of the rooms, original terracotta flooring in the upper stories…

THE GITES

The big gite is adjacent to the main house: kitchen plus lounge downstairs and three bedrooms and two bathrooms on the upper floors.

The small gite – closed for renovation at the moment – is a simple two-person gite with kitchen/diner, mezzanine bedroom and bathroom.

FUNCTION ROOM

One of the features of this property is the splendid salle des fêtes which occupies one of bigger out-houses. This was the venue for concerts, exhibitions and parties over the past 20 years … and with a bit of redecoration could become again. It has toilets, lighting and access to a wide covered terrace.

The other usuable outhouse offers over 200m² of living space.

The pool and barbecue area is set back from the houses in its own space over-looking the vineyards and mountains. There is parking for a dozen cars in the enclosed, walled domaine.

Our opinion: We’ve been quite open about this property: it needs re-invigorating, re-decorating and re-thinking. But it is NOT a renovation property. The work has been done: good quality bathrooms, new roofing, mains drainage, electrics are all in place. What’s needed is a dynamic couple to re-think the concept: guest house or gite complex? Wine-tasting courses or yoga school? Whatever your plans, buyers should reckon on investing around €80k to get the premises in shape again. But at less than €750k all-in, this is a bargain for a fine property only 20 minutes from Carcassonne airport.

The Massif Central streches down the centre of France right down to the gates of Carcassonne in the Languedoc. The last piece in this jigsaw of ancient mountain ranges (many are pre-cambrian – some are of recent volcanic activity) is the Black Mountain – la Montagne Noire – which straddles the Tarn and Aude départements.

Wooded and fairly high, this wild and beautiful area provides shade and cool in the summer months in what is a fairly hot part of France. Just a few kilometres north of the scorched summer earth around Carcassonne the green pastures of the Montagne Noire are a refreshment to the eyes and the soul.

This mature gite business is on the Tarn side of the Mountain, a few kilometres out of Mazamet, the regional capital. The 3 hectare estate includes meadows, gardens, forest and a stream. Horses have been kept here in the past. A few hundred metres away there is a lake where bathing and water-based activities are permitted.

The complex is comprised of the main 10-room house – where the current owners live – and two independent houses each divided into two gites: 4 gites in all. Each house is separated from the others by gardens with borders rich in azalea and rhododendron as well as the pool. To the south, all the houses look out over fields and distant hills.

The main house is a fairly modern (50’s) mansion with over 10 rooms on three floors. Tardis-like, it is much bigger inside than would appear. The ground floor has a spacious kitchen, a very large living-room with bay windows, open fireplace and dining area as well as three other reception/bedrooms, bathroom and toilets. The second floor hosts 5 bedrooms and 4 bathrooms and quite a few dressing rooms. The basement – used for storage and workshops at present, covers the whole area of the house, some 150m².

The gites are housed in two separate, independent buildings. To the north a modern, blue shuttered house is divided into 2 identical gites with downstairs living room and kitchen and upstairs two bedrooms and bathroom. Each gite has a private terrace and garden out the back.

To the south, behind a thick growth of rhododendron, is the second house, again with 2 gites. One has the standard two bedrooms, the other three (and two bathrooms).

The business has been run at half speed over the past year: the gites are only let for the two summer months. This ensures enough income to cover all the estate’s running costs.

Our opinion: It’s rare to find such a big gite complex in this region. 4 gites – plus a very big main house – means that one can run a real business with turnover in excess of €100k. How? By transforming the main house into a comfortable B&B for a start: there’s plenty of room for the host family as well as 3 or 4 guest rooms. Secondly, one could expand the letting season for the gites dramatically by using modern internet marketing techniques so that they were humming from April to September. Finally, with the towns of Mazamet and Castres so close, one could develop out-of-season activities for local urban dwellers.

We would also suggest putting a spa in the basement: there’s plenty of room and a lot of local demand
