This property is a purpose-built gite complex on the outskirts of Gramat, a busy market town in the North of the Lot département, a few miles from the famous village of Rocamadour and the celebrated Gouffre de Padirac – a vast underground cavern. It is ideally located in a region of beautiful villages, thick oak forests and prehistoric sites between the rivers Lot and Dordogne.

The complex was built in the eighties … and therefore is well-roofed, insulated and double-glazed. It comprises four identical gites, two big bungalows and a 14 metre pool with summer kitchen; all set in 5000m² of partially wooded land in the Parc Naturel de Quercy east of Gramat.

The current owner does not live on site: he rents the four gites as summer rentals over the months of July and August and the two 5-bedroomed bungalows on yearly leases.

Four gites

Each of the four gites have two double bedrooms, a family bathroom (with tub), separate wc, large kitchen/dining area and lounge. Outside each gite has a dedicated terrace invisible to the others.

All the gites have access to the pool, a 14×6 metre basin which is equipped with a sheltered summer kitchen area for barbecues and meets all safety regulations in terms of fencing.

Two bungalows

The two bungalows are separated from the gites and pool by a wooden fence … but they could be exploited as short-term summer rentals as well. Each has five bedrooms, two bathrooms, two WC and a spacious kitchen/dining area. Terrace and dining area outside. Parking.

The grounds are flat, mainly grass lawns punctuated with shady wooded areas. Parking for 5 or 6 cars. Access to the estate is (for the last 100 metres) by unpaved road. This means that there is no through traffic and no noise. Incidentally, this ‘unpaved road’ is in fact part of the Camino – the celebrated Pilgrims’ footpath leading to Santiago-di-Compostella in Spain, by way of Rocamadour.

Our opinion: The big draw here is the village of Rocamadour with its cliff-side dwellings, ecclesiastical centre and mediaeval housing. A ‘must-see’ for tourists from March through to October. Pilgrims come from the world over to see it … and they pass in front of this property. This could be treated as an investment property with the owner putting a manager into one of the units to run the place throughout the tourist season (March-Oct). Or the owners could use one of the 5-bedroom bungalows and let out the other five units. Whichever way, the business should generate over €70k pa. An ROI of more than 10% …

Château in Ariège foothills – B&B or ‘grand gîte’

There is a marvellous road which runs the length of the Pyrenean mountain range from Perpignan to Biarritz, through the foothills and piedmont, linking the key villages and towns: Estagel, Quillan, Foix, St Girons, St Gaudens, Lourdes and so on to the Atlantic. There used to be a railway line running along paralell to a lot of this road in the Ariège, now, alas abandoned. However a stretch has been brought back to life by local authorities and transformed into a voie verte – a pathway for cyclists, walkers and runners who want to keep off the main roads.

This Ariège chateau  is – literally – on the portion of the voie verte which runs from Foix to St Girons. Cyclists and hikers just have to crawl 5 yards from the pathway to the gite’s front door!

What is for sale is the 16th century château/manor house (transformed into two gites)  surrounded by 3500m² of gardens, veg patch, chicken run and sheep pasture.

Ariège chateau

The manor house – which dates back to 1591 – has been renovated from top to bottom by a French Artisan. A carpenter by trade, he has crafted a beautiful six-bedroomed gite out of the top two floors and a cosy two-bedroomed gite on the lower floor. The owners currently let the two gites together as a – much sought-after – ‘very large gite’ which can accommodate 20 guests.

As well as the quality of the woodwork, the house boasts an infinite variety of plasterwork, hand-made double-glazed windows, handmade parquet flooring and an excellent wood-fired central-heating system. In the main gite there are 6 bedrooms, 3 bathrooms, a vast kichen with seating for 16 people, an enclosed balcony, a spacious living room and various nooks and crannies. There is even a tower which has yet to be finished: the idea is to put a jacuzzi on each floor!

The second gite on the lower floor is a cosy two-bedroomed apartment, each bedroom having its own bathroom. The kitchen is simple but functional.

The Mont Valier dominates the region – one of the few 3000m peaks in the Ariège  – a ‘must climb’ for the guests

There is no pool (this is mountainous country: guests are more interested in nature pursuits than lounging around) but a big space with a children’s playground, Wendy House, ping-pong etc. There are plenty of chickens and a few sheep to keep children amused.

The local village is a couple of hundred metres away: village with services less than 4 kms. St Girons, Ariège’s commercial capital – with its supermarkets, street market, hospital etc is just 9 kms.

Our opinion:

The location couldn’t be better for anyone wishing to exploit the wave of tourists who use the voie verte every year. One would be tempted even to open a summer café ….

It has taken 13 years for the owners to convert a ruined mediaeval manor into a stunning upmarket gite. As a rare gite which takes 20 guests it is alreadypartially-booked for the 2020 summer season … at €2300 pw. And this is with only French guests as they do no marketing abroad. In other words plenty of scope to better these figures and, by using the rooms as B&B rooms out of season, doubling the already hefty turnover figures. It is also ecologically sound (wood-fired heating, double-glazed) and has cheap property tax. No hesitation: a very good deal.

Pyrenees – Gite business in prime location – cycling and climbing

The main road from Paris to Andorra is the A20/N20. After Foix, capital of the Ariège, it enters mountainous country with steep valleys leading east and west to hiking, climbing and skiing country. Tarascon-sur-Ariège is the centre for a lot of these activities: this property is just 5 minutes from the town, its railway station and services.

The immediate area is known for its prehistoric caves – especially Bedeilhac and Niaux – which have some of most celebrated painted caves in France. A ‘Pre-history’ theme park – the only one of its kind in France – occupies the other side of the valley opposite the property.

The property itself is on the outskirts of a small village clinging to the side of the valley. The land falls away from the house and cottage to a lively stream.

The main house is a three storey modern chalet – in the local Pyrenean style – with a self-contained 4 bedroom gite on the ground (garden) floor and a 6-bedroomed ‘owner’s’ section on the first and second floor. (It was purpose-built as a care home but never used to that end). A separate ‘cottage’ (pictured above) is exploited as a second gite.

Six bedrooms and three shower rooms make the owner’s house sound big. It is, even bigger than you might think with some large spaces on both floors where yoga classes and meetings for groups have been held. The lower floor is open plan with heat from the 18kw wood-burner heating the two floors.

Pyrenees gite business

A lot of work has been put into the big gite downstairs: four bedrooms, two completely ensuite with the other two sharing a bathroom. Fine big kitchen/dining space and two French windows giving on to terrace, garden and 10 metre pool.

Heating is now almost exclusively by wood burner, for ecological reasons. There is a gas tank (full!) in the garden but gas radiators have been disconnected: these could be re-connected or replaced. And there’s mains drainage!

Finally, the cottage is a cosy but spacious one ensuite bedroom plus lounge and kitchen set-up which appeals to couples looking for a quiet week.

The garden has a vegetable patch, an orchard of cherry, apple and quince and lawns stretching down to the stream. There are two garages: one beside the house which doubles as a workshop, and the other in the garden which is used as a cycle shed and workshop/summer kitchen.

The local village is a couple of hundred metres away: village with services less than 3 kms.

Our opinion:
The excellent location of this property makes us think immediately of its potential as a cycling centre. Tarascon is at the apex of a number of classic TdF climbs: col de Lhers, Plateau de Beille, Ax-Bonascre, Andorra, Col de Paillères and access to the airports at Carcassonne and Toulouse is by motorway (within 75 mins). The main house could be used as a B&B (there are 6 bedrooms!) with the owners living in the cottage. The 4-bedroomed gite could accommodate groups. Otherwise it could be run as it is today: a comfortable lifestyle home with two gites bringing in a reasonable income.

Ariège Pyrenees – villa and 3 gites near Foix

This property may not be to everyone’s taste as it is NOT a draughty old stone-built renovated barn in the middle of nowhere … but a rather ordinary bungalow plus 3 gites in the countryside on the outskirts of Foix. The point is that it works! It works rather well as a cheap and cheerful, clean and impeccably kept gite business ALL YEAR ROUND.

There are three elements to the property:

1. The owner’s house. This is what is called a ‘villa’ in France: a single-storey bungalow with big lounge (and excellent pellet-fired stove), a spacious kitchen, three bedrooms and a family bathroom. The master bedroom is ensuite. A further room has been added to the back terrace … it could be a kitchen or study or extra bedroom … depends on the buyer.

2. The main gite building. This has gite 1 on the ground floor and gite 2 on the upper floor. The gites are very similar: spacious kitchen/diner and lounge area, two bedrooms and a bathroom.

3. The third building houses the garage, the laundry room and the third gite: a studio apartment with kitchen corner, dining area and separate bathroom.

All the gites – and the owners’ house – have their own terrace with barbecue, outdoor furniture and so on. They are impeccably fitted out with shiny new kitchens and white goods, recent furniture and comfortable beds. Their rating of 9.7 on Booking speaks for itself.

There is a garden out the back – a sizeable lawn with children’s swings and trampoline and picnic tables. In every direction one just has to lift one’s head to marvel at the wild and beautiful mountain surroundings.

Our opinion:
There is nothing much to be done with this property except continue to exploit it as it has been up to now. The owners are not going far so will be available to assist and advise. The challenge, if one so wanted, would be to put a pool in the garden and thus double the rental value of the gites for the period June-September. The other direction one could take would be to concentrate on road-cycling holidays as the property is on the road up to the fearsome Mur de Péguère, one of the Tour de France’s most dramatic climbs. The garage could be converted into a cycle shed/repair shop … or even into a cycling ‘dormitory’ for groups. Whatever way you approach it this property is a well-placed going-concern which can generate a living income from day 1.
