Château in Ariège foothills – B&B or ‘grand gîte’

There is a marvellous road which runs the length of the Pyrenean mountain range from Perpignan to Biarritz, through the foothills and piedmont, linking the key villages and towns: Estagel, Quillan, Foix, St Girons, St Gaudens, Lourdes and so on to the Atlantic. There used to be a railway line running along paralell to a lot of this road in the Ariège, now, alas abandoned. However a stretch has been brought back to life by local authorities and transformed into a voie verte – a pathway for cyclists, walkers and runners who want to keep off the main roads.

This Ariège chateau  is – literally – on the portion of the voie verte which runs from Foix to St Girons. Cyclists and hikers just have to crawl 5 yards from the pathway to the gite’s front door!

What is for sale is the 16th century château/manor house (transformed into two gites)  surrounded by 3500m² of gardens, veg patch, chicken run and sheep pasture.

Ariège chateau

The manor house – which dates back to 1591 – has been renovated from top to bottom by a French Artisan. A carpenter by trade, he has crafted a beautiful six-bedroomed gite out of the top two floors and a cosy two-bedroomed gite on the lower floor. The owners currently let the two gites together as a – much sought-after – ‘very large gite’ which can accommodate 20 guests. It could easily be tweaked to serve as an upmarket B&B.

As well as the quality of the woodwork, the house boasts an infinite variety of plasterwork, hand-made double-glazed windows, handmade parquet flooring and an excellent wood-fired central-heating system. In the main gite there are 6 bedrooms, 3 bathrooms, a vast kichen with seating for 16 people, an enclosed balcony, a spacious living room and various nooks and crannies. There is even a tower which has yet to be finished: the idea is to put a jacuzzi on each floor!

The second gite on the lower floor is a cosy two-bedroomed apartment, each bedroom having its own bathroom. The kitchen is simple but functional.

The Mont Valier dominates the region – one of the few 3000m peaks in the Ariège  – a ‘must climb’ for the guests

There is no pool (this is mountainous country: guests are more interested in nature pursuits than lounging around) but a big space with a children’s playground, Wendy House, ping-pong etc. There are plenty of chickens and a few sheep to keep children amused.

The local village is a couple of hundred metres away: village with services less than 4 kms. St Girons, Ariège’s commercial capital – with its supermarkets, street market, hospital etc is just 9 kms.

Our opinion:

The location couldn’t be better for anyone wishing to exploit the wave of tourists who use the voie verte every year. One would be tempted even to open a summer café ….

It has taken 13 years for the owners to convert a ruined mediaeval manor into a stunning upmarket gite. As a rare gite which takes 20 guests it is already partially-booked for the 2020 summer season … at €2300 pw. And this is with only French guests as they do no marketing abroad. In other words plenty of scope to better these figures and, by using the rooms as B&B rooms out of season, doubling the already hefty turnover figures. It is also ecologically sound (wood-fired heating, double-glazed) and has cheap property tax. No hesitation: a very good deal.

The Mediterranean coast from Montpellier to Perpignan is flat and sandy and the housing is recent, favouring concrete over stone. But retreat inland 30 minutes or so and you are in the real Mediterranean hinterland: a region of vineyards, olive groves and maquis-covered hillsides. The villages are small and tight-knit and as one approaches the Cevennes there are a number of spa towns.

Lamalou-les-Bains is not only a renowned treatment centre for rheumatology and neurological problems but it’s also a base for tourists, hikers and cyclists keen on exploring the wild Cevennes mountains, the vineyards and the villages in the region.

The spa ‘season’ runs from February to December which means that demand for short-term accommodation is practically year round.

The turn-of-the-century villa is located in the spa town itself but on the upper slopes in a calm residential area. It has been extended over the years and now has a one-storey annex out the back with space for a number of easy-access flats to complement the units in the main villa. This house has three stories (served by lift) with a mixture of two-room apartments and cosy studio flats. Some have been adapted for severely-handicapped guests (on the ground floor) and they all easily accessible.

All the 12 rental units have been scrupulously maintained and decorated. They are sold fully-furnished and equipped: ready to let. A feature of the business is the amount of repeat bookings: guests come back year after year for their annual ‘cure’ at the spa and regularly ask for the same apartment. The simple garden – alive with Mediterranean shrubbery and trees – is an important feature that allows guests to eat outdoors and enjoy the peaceful surroundings and views of the maquis-covered hills.

Our opinion:

Everyone is attracted by the Mediterranean coast … but the Languedoc is not the Riviera. The coast has been poorly developped with concrete blocks and tacky breeze-block ‘houses’. One has to move inland to find properties with some charm and authenticity. Lamalou-les-Bains is just that: a spa town built around the end of the 19th century with a number of striking Edwardian public buildings (the baths for examples) and private villas. This business is an excellent way of generating a steady income stream while enjoying life in a warm and sunny part of the Mediterranean basin. It is currently run by just one person: a couple could hope to boost earnings by concentrating more on the tourist side of things. Great value at this price.
